Four Single-Family Homes Coming To 871-877 Elbe Avenue, Grasmere, Staten Island

John Lavelle, doing business as an anonymous LLC, has filed applications to build four single-family homes at 871-877 Elbe Avenue, in Grasmere, located on the eastern end of Staten Island. Each residence will stand two stories and measure 1,189 square feet in total. Stanley Krebushevski’s Staten Island-based SMK Architect is the applicant of record, and an existing single-family home must first be demolished. Subdivision of the lot was completed last month.

Staten Island-based United Land Construction has filed applications for a three-story, 25,887 square-foot school at 1221 Forest Hill Road, in New Springville, on Staten Island. The building will include classrooms, offices, a cafeteria, gymnasium, auditorium, library and pool, according to the schedule A. It’s going to be built on an 85-foot-wide lot on the periphery of the neighborhood, which currently borders woods, and a small home must first be demolished. Stanley Krebushevski’s SMK Architect is the applicant of record.


90 Craig Avenue

Two Three-Story, Two-Unit Residential Buildings Filed At 90 Craig Avenue, Tottenville

Carmine Cautella, head of Staten Island-based FJN Development Corp., has filed applications for two two-family residential buildings at 88-90 Craig Avenue, in Tottenville, four blocks from the Nassau station on the Staten Island Railroad. Located on the Island’s southernmost tip, the buildings will measure 2,474 square feet apiece, which means full-floor units will average 1,237 square feet each; the units will be restricted to the second and third floors in both buildings. Stanley Krebushevski’s SMK Architect is the applicant of record, and demolition recently began on an existing two-story house.


94 Broad Street

Three-Story, Two-Unit Residential Project Planned At 94 Broad Street, Stapleton

Staten Island-based Cee-Jay Real Estate Development has filed applications for a three-story, two-unit residential building at the vacant lot of 94 Broad Street, in Stapleton. Located four blocks south of the neighborhood’s SIRR station, the building will measure just 1,951 square feet, which means units will average 975 square feet. Stanley Krebushevski’s SMK Architect is the applicant of record. A single-family building was previously proposed in 2009 but never built.


322 Robinson Avenue

Three Stories, Four Residential Units Planned At 322 Robinson Avenue, Eltingville, Staten Island

Staten Island-based Andrew Esposito has filed applications for twin three-story, two-unit residential buildings spanning the lots at 322-326 Robinson Avenue, in Eltingville (on Staten Island’s South Shore). The four total residential units will average 960 square feet apiece, and each unit will have one off-street parking spot. Stanley Krebushevski’s SMK Architect is the applicant of record, and permits were filed in July to demolish the existing single-family home.
