S&S Architecture has revealed new renderings for a residential expansion of an existing mixed-use building at 1513 Nostrand Avenue in Flatbush, Brooklyn. The structure currently contains a small ground-floor commercial property and two floors of residential area above.
Demolition Permits have been filed for 517, 519, and 523 West 29 Street, in West Chelsea, Manhattan. The site is just blocks away from Hudson Yards. This comes over a year after reports broke that developer Six Sigma paid a pricey $800 per buildable foot for 4,900 square feet of air rights to add to the project. The $3.92 million purchase allows the developer to add another floor to the top of the structure, which can be expected to sell for quite a sum. Six Sigma purchased the actual property for $54.75 million.
Brooklyn-based Rockpoint Group has filed applications for a four-story, eight-unit residential project at 102 Central Avenue, located in western Bushwick. The new building will measure 7,153 square feet and its residential units should average 685 square feet apiece, indicative of rental apartments. There will be two apartments on each floor. Shawn E. Stiles’s S&S Architectural Design, based in Warren County, N.J., is the architect of record. The 25-foot-wide, 2,500-square-foot lot is vacant.
Herman Weiser, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit mixed-use building at 481 Central Avenue, in the heart of Bushwick. The structure will measure 10,281 square feet. The ground floor will host 2,000 square feet of office space for a community facility and the lower portion of a duplex residential unit. The apartments should average 686 square feet apiece, indicative of rentals. Shawn E. Stiles’s New Jersey-based S&S Architectural Design is the architect of record. The 25-foot-wide, 2,498-square-foot property, located on the corner of Jefferson Avenue, is currently vacant. The Halsey Street Station on the J train is four blocks away.
