Three Two-Story, Two-Family Houses Coming To 261 York Avenue, New Brighton, Staten Island

A Staten Island-based property owner has filed applications for three two-story, two-family houses at 261-265 York Avenue, in New Brighton on Staten Island’s North Shore. Two of the buildings will measure 2,276 square feet and the third will measure 2,013 square feet. Across all three, the full-floor residential units should average 789 square feet apiece, indicative of rentals. Jorge F. Canepa’s Staten Island-based Archidesign Architectural Studio is the architect of record. The 60-foot-wide, 5,073-square-foot plot is currently vacant.

Two-Story, 18,500-Square-Foot Medical Facility Coming To 155 Vanderbilt Avenue, Clifton

NYC Health + Hospitals, an agency that operates the city’s public hospitals, has filed applications for a two-story, 18,468-square-foot medical building at 155 Vanderbilt Avenue, located on the corner of Tompkins Avenue in Clifton. That’s a neighborhood along Staten Island’s North Shore. The facility will be geared towards women’s health, according to the Schedule A. Brooklyn-based MJCL Architects is the architect of record. The 16,000-square-foot corner lot is currently occupied by a single-story commercial building. Demolition permits were filed last month.

Three-Story, 15,600-Square-Foot Daycare Center Filed At 1719 Hylan Boulevard, Dongan Hills

An anonymous Staten Island-based LLC has filed applications for a three-story, 15,587-square-foot children’s daycare facility at 1719 Hylan Boulevard, located on the corner of Garretson Avenue in Dongan Hills, along Staten Island’s East Shore. The center will feature an office, daycare rooms, classrooms, and a playground on the roof, according to the project’s Schedule A. There will be six off-street parking spaces. Staten Island-based Sanna & Loccisano Architects is the architect of record. The 9,590-square-foot site was occupied by a single-story commercial building until it was demolished earlier this month. The Dongan Hills station on the Staten Island Railway is three blocks away.

New Details, Rendering of Lighthouse Point’s 12-Story, 175-Key Westin Hotel, St. George

Now that phase one of St. George’s Lighthouse Point project – a 12-story, 116-unit mixed-use building with residential units and commercial space at 35A Bay Street – is under construction and gaining attention, Triangle Equities is shifting focus on to the second phase. The developer has partnered with Starwood Hotel & Resorts for a 12-story, 175-key Westin hotel, which will be built adjacent and connected to one of four existing industrial buildings, the Wall Street Journal reported. The hotel, dubbed the Westin New York Staten Island, will encompass 190,000 square feet and will include 15,000 square feet of event space. Many of its luxury amenities and a restaurant will be located in the industrial building. The other three industrial buildings will be redeveloped into an additional 30,000 square feet of mixed-use commercial space. Perkins Eastman is designing and Andres Escobar is responsible for the interiors, although new building applications haven’t been filed for the hotel. Completion of the hotel is expected in 2019.

Three-Story, 197,000-Square-Foot Movie Theater Project Planned at 165 Bricktown Way, Charleston, Staten Island

Property owner Guido Passarelli, doing business as an anonymous Syosset, N.Y.-based LLC, has filed applications for a suburban-esque three-story, 197,333-square-foot commercial-retail building at 165 Bricktown Way, in Charleston, located along Staten Island’s West Shore. The new building will contain retail space on the ground floor, followed by a movie theater on the second floor and an upper mezzanine level. The movie theater will be equipped with a concession stand, a bar/lounge, and offices. It’s unclear how many screens the movie theater will have, or who will run it. Philadelphia-based JKRP Architects is the architect of record. The site measures a whopping 479,290 square feet and is currently vacant.

Three Three-Story, Single-Family Houses Coming to 121 Hendricks Avenue, St. George

Staten Island-based Foster Development has filed applications for three three-story, single-family houses at 121-125 Hendricks Avenue, in St. George, located along Staten Island’s North Shore. Two of the houses will measure 2,050 square feet and the last will measure 1,946 square feet, which means the project will probably be geared towards families. There will be a total of six off-street parking spaces, one of which will be housed in a small garage. Joseph M. Morace’s Staten Island-based architecture firm is the architect of record. The 75-foot-wide, 7,500-square-foot property is currently vacant.

Two Three-Story, Two-Family Houses Planned at 374 Crystal Avenue, Westerleigh, Staten Island

Staten Island-based property owner James Mangone has filed applications for two three-story, two-family houses at 370-374 Crystal Avenue, in Westerleigh. That’s a neighborhood just north of CUNY College of Staten Island. Each of the buildings will measure 3,459 square feet. In both, there will be one unit on the ground floor, followed by a second unit on the two upper floors. They should average 1,198 square feet apiece, indicative of family-sized apartments. Each will come with a single-car, 297-square-foot garage. James V. Morri’s Staten Island-based architecture firm is the architect of record. The 8,000-square-foot plot was occupied by a single-story house until that was demolished earlier this month.

Five Two-Story, Two-Family Houses Coming to 109-125 Greenfield Avenue, Clifton

Staten Island-based Foster Development has filed applications for five two-story, two-family houses at 109-125 Greenfield Avenue, in Clifton. That’s a neighborhood along Staten Island’s North Shore. The buildings will each measure between 3,960 square feet and 4,043 square feet. Across the entire development, the full-floor residential units should average a family-sized 1,331 square feet apiece. Each house will also feature a single-car garage in the cellar. Joseph M. Morace’s Staten Island-based architectural firm is the architect of record. The 188-foot-wide, 23,124-square-foot property is currently occupied by a two-story house. Demolition permits haven’t been filed. The site is three blocks from the neighborhood’s Staten Island Railway station.

Twin Three-Story, Two-Family Houses Coming to 91 Fremont Avenue, Grant City, Staten Island

Staten Island-based Terra Estates has filed applications for two three-story, two-family houses at 91-95 Fremont Avenue, in Grant City. That’s a neighborhood located along Staten Island’s East Shore. The houses will each measure 3,233 square feet and will host a single unit on the ground floor, followed by a second unit on the second and third floors. The apartments will likely boast family-sized configurations. Each house will come with a 300-square-foot, single-car garage. James V. Morri’s Staten Island-based architectural firm is the architect of record. The 7,500-square-foot property was occupied by a two-story house until that was demolished in 2014. The neighborhood’s Staten Island Railway station is a stone’s throw away.

City Announces Master Plan to Redevelop Shuttered Seaview Hospital Into Mixed-Use Complex, Staten Island

The New York York City Economic Development Corporation (NYCEDC), with Staten Island Borough President James Oddo, has announced the master plan to redevelop the severely dilapidating Seaview Hospital complex at 460 Brielle Avenue, located in central Staten Island. The mixed-use redevelopment, dubbed Sea View Healthy Community, will include medical space, retail, residential units, and community facilities/public open space. Currently, the city is in the process of allocating funding for infrastructure improvements and upgrades. The NYCEDC is planning to launch the application processes, a formal Request for Expressions of Interest (RFEI), for individual components of the redevelopment later this year. The campus sits within the New York City Farm Colony-Seaview Hospital Historic District, which means the Landmarks Preservation Commission must approve the design of all of project’s components. So far, the LPC has approved plans for a two-story Meals on Wheels building.
