35-01 36th Avenue Nears Completion in Astoria, Queens

Work is nearing completion on 35-01 36th Avenue, a nine-story mixed-use building in Astoria, Queens. Designed by NDKazalas Architecture and developed by Stellar Management, the 140-foot-tall structure is expected to yield 57,049 square feet with 33,624 square feet of office space and 9,928 square feet for a ground-floor community facility. SMQ OZB 1LLC is listed as the owner and Armteck Construction Group is the general contractor for the property, which is located at the corner of 36th Avenue and 35th Street.

The affordable housing lottery has launched for Otto Greenpoint, an eight-story mixed-use building at 211 McGuinness Boulevard in Greenpoint, Brooklyn. Designed by Gene Kaufman and developed by Stellar Management, the structure yields 197 residences. Available on NYC Housing Connect are 60 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $75,463 to $167,570.

Reveal for Swiss Institute’s New Two-Story, 7,500-Square-Foot Headquarters at 130 Second Avenue, East Village

In September of 2015, Stellar Management acquired, for $12 million, the two-story, 7,500-square-foot commercial building at 130 Second Avenue. That’s located on the corner of St. Marks Place in the East Village. It has now been revealed that Stellar will renovate the existing building, formerly occupied by a Chase bank branch. It will become the headquarters of the currently TriBeCa-based non-profit art organization Swiss Institute, Curbed NY reported. Besides upgraded office space, new elements will include event spaces, a library, a bookstore, and a rooftop terrace. Selldorf Architects is designing the renovation and completion is expected in 2017.

Stellar Management has acquired the two-story, 4,760 square-foot bank building at 130 2nd Avenue, in the East Village, for $12 million from J.P. Morgan Chase, Commercial Observer reports. The 2,380 square-foot corner site could be redeveloped into a 9,520 square-foot residential building with retail space. At the corner of St. Marks Place, the site is just two blocks from the 6 train’s stop at Astor Place.

Retail Expansion Planned For 30 Story Residential Tower At 70 West 93rd Street, Upper West Side

Stellar Management is seeking city approval to add 14,000 square feet of ground-floor retail to the base of their 30-story, 200-unit residential building at 70 West 93rd Street, on the Upper West Side, according to DNAinfo. The expansion would include five retail units and a reconfigured lobby. The area around the building is currently a concrete plaza, and approval from City Planning is required. Richard Metsky is one of the designers.

Earlier this year, developer Stellar Management began tearing down five small buildings on McGuinness Boulevard in Greenpoint to make way for a wide six-story apartment building designed by Gene Kaufman.
