It was back in 2014 that we brought you news of permits having been filed for a new hotel at 61 Bond Street (a.k.a. 252 Schermerhorn Street), between Schermerhorn and State streets, barely inside Brooklyn’s Boerum Hill neighborhood. Now, thanks to photos from our friend Tectonic, we can see that the parking lot has been cleared and heavy equipment is at work.
In March of 2015, the Landmarks Preservation Commission approved alterations that would go into converting the 16-story, 235,000 square-foot office building at 485 Seventh Avenue, at the corner of West 36th Street in the Garment District, into a boutique hotel. The property, an individual landmark, was completed in 1907 as the Mills Hotel No. 3, a male-exclusive, 1,885-unit single-room occupancy residential hotel. The Lightstone Group is planning to convert the property into a 618-key MOXY Hotel by Marriott, and Commercial Observer reports $330 million in financing was secured for the project. Retail space and a restaurant will be located each on the ground and second floors. Stonehill & Taylor Architects is the architect of record.
Earlier this year, YIMBY reported on applications for a 29-story commercial building at 560 Seventh Avenue, between West 40th and 41st Streets near Times Square, and over the summer, the developer finished assembling the air rights. The Real Deal has the first glimpse of the planned Dream Hotel, which will include 167 units, per the latest filings. Retail space will total 15,463 square feet in the 118,508 square-foot building. Stonehill & Taylor Architects is designing and UAP North America is crafting a metal screen attachment for part of the three-story podium. Soho Properties, MHP Real Estate Services, and Hampshire Hotels Group are developing, and completion is expected in early 2018.
The NoMad Hotel at Broadway and West 28th Street is one step closer to getting a bit bigger. On Tuesday, the Landmarks Preservation Commission approved an addition for the trendy hotel. That addition at 1164 Broadway will match the 147-foot height of the existing building at 1170 Broadway and is about the height of a planned hotel at 1162 Broadway.
iStar’s Jay Sugarman plans to lead a multi-billion dollar redevelopment that includes over 20 individual projects in Asbury Park, New Jersey, located roughly 40 miles south of Manhattan. The construction will be centered around 1.25 miles of Asbury Park ocean waterfront, on Ocean Avenue and Kingsley Street, between Cookman Avenue and Deal Lake Drive.
