10-Story, 18-Unit Mixed-Use Building Filed at 148-12 Archer Avenue, Jamaica

Great Neck, N.Y.-based TCX Development has filed applications for a 10-story, 18-unit mixed-use building at 148-12 Archer Avenue, in downtown Jamaica. The project will measure 16,600 square feet and will rise 102 feet to its roof. There will be 1,492 square feet of ground-floor retail space, followed by residential units across the second through 10th floors. The apartments should average 667 square feet apiece, indicative of rentals. Juan C. DeFonseca’s Great Neck-based architecture firm is the architect of record. The 20-foot-wide, 2,000-square-foot lot is occupied by a single-story warehouse. Demolition permits were filed in August.


92-18 150th Street

15-Story, 68-Key Hotel Filed at 149-21 Archer Avenue, Jamaica

Applications for a 15-story, 68-key hotel have been filed at 149-21 Archer Avenue (a.k.a. 92-18 150th Street) in Downtown Jamaica. The structure will encompass 39,084 square feet. Hotel rooms, averaging roughly 250 square feet apiece, will be located on the second through 15th stories, while a lobby will take up the ground floor. Guest amenities include a 1,500-square-foot restaurant in the cellar level and a rooftop bar with a terrace. TCX Development released a rendering of the project earlier this year. Since the time of the release, the number of hotel rooms has shrunk by four. Forest Hills-based ARC Architecture + Design Studio is behind the architecture. The 4,018-square-foot corner lot was previously occupied by a single-story commercial building, which was demolished earlier this year. The site is located two blocks from the Jamaica Center-Parsons/Archer Station on the E, J, and Z trains.


177-18 Wexford Terrace

Seven-Story, 17-Unit Mixed-Use Building Filed at 177-18 Wexford Terrace, Jamaica Heights

TCX Development has filed applications for a seven-story, 17-unit mixed-use building at 177-18 Wexford Terrace, in Jamaica Estates, located two blocks from the Jamaica-179th Street stop on the F train. The structure will encompass 17,603 square feet, of which 1,507 square feet will be designated for medical office space on the ground floor. The residential units, beginning on the second floor, should average 730 square feet apiece, indicative of rental apartments. The project will be topped by a rooftop recreational space. Frank Petruso’s Great Neck-based architecture firm is the architect of record. Demolition permits were filed in 2015 to raze the 30-foot-wide site’s two-story brick house. The project will rise directly next to another 20-unit residential building being developed by TCX Development at 177-16 Wexford Terrace.


92-18 150th Street

Reveal for 15-Story, 72-Unit Hotel Planned at 92-18 150th Street, Jamaica

TCX Development is planning a 15-story, 72-key hotel at 92-18 150th Street, located at the corner of Archer Avenue in downtown Jamaica, strategically located two blocks from the Jamaica Center-Parsons/Archer Station on the E/J/Z trains and five blocks from the Jamaica hub station on the Long Island Rail Road. The project, which does not currently have new building applications with the city’s Department of Buildings, should measure 35,000 square feet, with hotel rooms averaging 250 square feet apiece, Commercial Observer reports. It will feature a 2,000-square-foot rooftop bar and a 1,500-square-foot restaurant. ARC Architecture + Design Studio is responsible for the design. The developer has already demolished the site’s single-story predecessor. TCX acquired the site for $1.7 million in August of 2015.
