Dubbed The Twenty1, the latest building permits indicate the project will measure 32,541 square feet and rise 120 feet above street level to its roof. The residential units will be condominiums and should average 3,616 square feet apiece. There will be a single townhouse-style unit, six full-floor units, and two duplexes. The Amirian Group is the developer and GRADE Architecture is behind the design. Completion is expected in 2017.

In March of 2015, the Amirian Group acquired, for $28.5 million, the vacant four-story commercial building at 117 West 21st Street, in Chelsea, with plans to redevelop the property into a 12-story, nine-unit residential building. Now, new details and renderings of the project, being dubbed The Twenty 1, have been revealed in a Curbed NY report. The existing structure is being expanded by eight stories to accommodate 32,541 square feet of residential space. The apartments, which will be condominiums, should average a spacious 3,616 square feet apiece. There will be six full-floor units, two duplex penthouses, and one townhouse. Amenities include private residential storage, a five-car parking garage, and a rooftop terrace. GRADE Architecture is designing the building and is serving as the architect of record.
The Amirian Group and Bridgeton Holdings have begun converting the former 10-story, 50,000 square-foot office building at 396 Broadway, in Tribeca, into a 171-key hotel, according to Crain’s. Rooms will start at $200 per night, which is reportedly below the city’s average of $231. DXA Studio is designing the conversion, and a soft opening is expected at the end of 2016.
Renderings have been revealed of Amirian Group’s and Bridgeton Holding’s planned two-building residential development, dubbed Thirteen East + West, at 436 & 442 East 13th Street, in the East Village. At both sites, six-story, six-unit residential buildings were filed with the DOB last December, both measuring a spacious 10,000 square feet. Thomas Vail (of Vail Associates Architects) is designing. The existing two-story buildings were approved for demolition in April.
