Queens-based property owner Bin Yan has filed applications for two three-story, three-unit residential buildings at 23-46 – 23-48 College Point Boulevard, in College Point, located just north of Downtown Flushing. Each will measure 3,125 square feet. Across both, full-floor residential units should average 1,012 square feet apiece, indicative of family-sized configurations. Each will also feature two off-street parking spots. Thee Shiun E. Ken’s Flushing-based Winning Expediting Service Inc. is the applicant of record. The 50-foot-wide, 4,500-square-foot plot is currently occupied by a two-and-a-half-story house. Demolition permits were filed in March.

Queens-based property owner Bin Yan, doing business as an anonymous LLC, has filed applications for two three-story, three-unit residential buildings at 101-16 – 101-18 Lewis Avenue, in Corona, located five blocks north of the Long Island Expressway. Each structure will measure just 3,600 square feet. Across both, the full-floor residential units should average 833 square feet apiece. The ground-floor of each structure will feature a single-car garage and laundry facilities will be located in the cellars. Thee Shiun Eric Ken’s Flushing-based company is the applicant of record. The project will rise on a 25-foot-wide, 2,500-square-foot lot on the corner of 102nd Street. Demolition permits were filed in March to remove the site’s single-story occupant.

Two Three-Story, Two-Family Residential Buildings Planned at 103-20 96th Street, Ozone Park

Property owner Jer Ming Wang has filed applications for two three-story, two-family buildings at 103-20 – 103-22 96th Street, in Ozone Park, located a stone’s throw away from the Rockaway Boulevard stop on the A train. Each will measure 2,520 square feet, with one apartment located on the ground floor and the second apartment to be hosted on the second floor and an upper penthouse level. The family-sized units should average 1,252 square feet apiece, and both structures will feature a 300-square-foot, single-car parking garage. Flushing-based Thee Shiun Ken is the applicant of record. Demolition permits were filed in November to knock down the 50-foot-wide site’s two-story house.

Henry Cheng, head of 162 Realty Management LLC, has filed applications for a three-story, two-unit mixed-use building at 43-50 162nd Street, in East Flushing, located four blocks from the Broadway station on the LIRR. The building will measure 7,240 square feet, which includes 1,079 and 1,811 square feet of community and retail space, respectively, on the ground floor. On the second and third floors, two full-floor residential units will average a spacious 2,175 square feet. Flushing-based Thee Shiun Ken is the applicant of record, and the site’s two-story predecessor was demolished over the summer.
