137 Centre Street

Thomas Juul-Hansen-Designed Residential Tower Proposed at 137 Centre Street, Chinatown

A rendering for a new Lower Manhattan skyscraper by architect Thomas Juul-Hansen has appeared on the YIMBY Forums. The building is located on the corner of White and Centre streets, at 137 Centre Street, just to the east of TriBeCa. Juul-Hansen’s rendering would indicate the potential for a 60-story building on a 5,100-square-foot lot. The tower would be located on a site that has significant air rights within its own block, with 75,530 square feet remaining atop the landmarked Fire Engine Company No. 31 at 87 Lafayette Street, and an additional 81,940 square feet atop 139 Centre Street. If the existing nine-story municipal office building at 137 Centre is demolished, the available air rights would total 208,470 square feet. Per the EDC, “Negotiations around the 137 Centre Street RFP are ongoing, and this rendering does not accurately reflect the project under consideration. NYCEDC looks forward to announcing a developer selection in the coming months.”


505 West 19th Street

Construction Nearly Complete on 10-Story, 35-Unit Condo Complex at 505 West 19th Street, West Chelsea

Back in September of 2015, YIMBY revealed renderings of one of the duplex penthouses at the two-building, 35-unit residential complex at 505 West 19th Street, in West Chelsea. The 10-story structures are now just about complete, as seen in photos in a Curbed NY report. The structures are conjoined by a single-story connector that spans below the elevated High Line. The eastern building hosts 25 condominiums and two penthouses, while the other building contains eight full-floor condos and a penthouse. The units will come in one- to five-bedroom configurations, and amenities include a fitness center, a street-level parking garage, and bike storage space. HFZ Capital Group is the developer, Thomas Juul-Hansen is the design architect, and Goldstein, Hill & West Architects is the architect of record. Occupancy is currently underway.


60 East 86th Street

19-Story, 15-Unit Residential Project Well Underway At 60 East 86th Street, Upper East Side

Three years ago, news broke that Glenwood Management would be building a 19-story, 15-unit luxury residential building at 60 East 86th Street, on the Upper West Side. The Thomas Juul-Hansen-design project is now structurally complete and receiving its façade, thanks to photos by Tectonic (h/t Curbed). Those 15 condominiums will spread across 52,213 square feet of residential space, which means units will be incredibly large, averaging 3,480 square feet apiece. Completion is expected later this year.


11 Beach Street

10-Story, 27-Unit Residential Conversion At 11 Beach Street Over 50% Sold, Tribeca

Towards the end of last summer, the office-to-residential conversion of a 10-story building at 11 Beach Street, in Tribeca, was well underway. Now, YIMBY can share some additional renderings of the project, which has hit the 50% sold mark. The building’s 27 condominiums range from three to five bedrooms, and Thomas Juul-Hansen is designing the interiors. Amenities include a fitness center, children’s playroom, and a rooftop garden. HFZ Capital Group is developing, BKSK Architects is the design architect, and completion is expected in 2016.
