Two Trees’ plans for the Domino Factory redevelopment have seen several shifts over the years, but progress is already underway across several of the sites comprising the masterplan, which entails thousands of new units across a multitude of towers. Now, the full plans for the actual Domino Factory redevelopment are out, and they have seen substantial revisions as Vishaan Chakrabarti’s PAU, aka, Practice for Architecture and Urbanism, has taken the helm for the project’s design.
The piecemeal redevelopment of the Brooklyn waterfront has taken another substantial step forward, as Two Trees’ new building at 325 Kent Avenue is now complete. The 16-story building was designed by SHoP Architects, and is the first phase of the Domino redevelopment on the Williamsburg waterfront to begin construction and open its doors.
Construction has topped out on the 16-story, 522-unit mixed-use building under development at 325 Kent Avenue, located between South 3rd and 4th streets in western Williamsburg. The building’s roof stands 170 feet above street level, although the additional height from the bulkhead isn’t specified in documents. The structure measures 401,246 square feet. There will be 9,378 square feet of retail on parts of the ground and second floors. The residential units should average 712 square feet and twenty percent (105 units) will rent at below market rates through the housing lottery. The project is the first building to top out within the five-building Domino Sugar Refinery mega-development. Two Trees Management Company is the developer. SHoP Architects is the design architect and Ismael Leyva Architects is the executive architect. Completion is anticipated next year.

The latest building permits indicate the structure will eventually encompass 401,246 square feet. It will feature 9,378 square feet of retail space on the ground and second floors, followed by residential units on the second through 15th floors. Twenty percent of the rental apartments, or 105, will rent at below-market rates through the housing lottery. Amenities include a five-level parking garage (two underground and three above-grade), storage space for 266 bikes, and “recreation space” on the fourth and 16th floors. The building represents the first phase of the five-building, mixed-use Domino Sugar Refinery mega-development. Two Trees Management Company is the developer, SHoP Architects is the design architect, and Ismael Leyva Architects is serving as the architect of record. Completion of the first building is scheduled for 2017.
Over the past few years, new building applications have been filed and construction even started on a residential portion of the five-tower, 3.3-million-square-foot mixed-use Domino Sugar Refinery mega-development in Williamsburg, located immediately north of the Williamsburg Bridge. Now, new details and renderings have been revealed of the lesser-known office component of the project, the New York Post reported. The office portion will be anchored in the existing 11-story Havemeyers & Elder Filter, Pan & Finishing House, also known as the Domino Sugar Refinery, at 292-314 Kent Avenue, which is an individual landmark.
