A Bronx-based property owner has filed applications for a four-story, 18-unit residential project at 2667 Kingsbridge Terrace, located in the West Bronx’s Fordham Manor section. The new building will measure 15,930 square feet and its residential units should average 713 square feet apiece, indicative of rental apartments. The units will spread across four above-grade floors plus an upper penthouse level. Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The 52-foot-wide, 5,965-square-foot plot is occupied by a two-story house. Demolition permits were filed in September.

One of the units on the fourth floor will also feature space in an upper penthouse level. Mohammad R. Badaly’s Mount Vernon, N.Y.-based architecture firm is the architect of record. The 25-foot-wide, 2,651-square-foot lot is vacant.

The project will measure 15,181 square feet, featuring 1,255 square feet of ground- and cellar-level retail space, followed by residential units on the second through fifth floors. The apartments should averge 998 square feet apiece, which means they will likely be geared towards families. Midtown South-based Issac & Stern Architects is the architect of record. A Bronx-based property owner has filed applications for a three-story, three-unit residential project at 2088 Valentine Avenue, in the West Bronx’s Fordham Heights section. The building will measure 4,684 square feet and its full-floor residential units should average a family-sized 1,561 square feet apiece. The 18-foot-wide, 1,808-square-foot property is was occupied by a three-story townhouse until it was demolished back in April. It was demolished under emergency declaration due to a six-alarm fire that damaged the structure in late 2015. Anthony Hatziioannou’s Jericho, N.Y.-based architecture firm is the architect of record.

Grant Highway, located on the corner of West 169th Street, in the West Bronx’s Tremont section. There will be warehouse space across two sub-cellar levels and four above-grade levels. Office space will be located on the second floor. There will also be three loading berths and three off-street parking spaces. Virginia-based Butz Wilbern LTD is the architect of record. The 21,156-square-foot plot is vacant. The 167th Street stop on the 4 train is three blocks away.
