City Planning Commission Expected to Approve Eight-Story Office Building Planned at 25 Kent Avenue, Williamsburg

In early January, the city’s Uniform Land Use Review Procedure (ULURP) kicked off for Heritage Equity Partners’ planned eight-story, 400,000-square-foot office/manufacturing building at 25 Kent Avenue, in northern Williamsburg. Now, the City Planning Commission is expected to support rezoning the block for the project, Crain’s reports. But the approval comes at the expense of the proposed neighborhood rezoning, which would establish an “Enhanced Business District” over most of the North Williamsburg Industrial Business Zone (IBZ), allowing for the surrounding blocks to be developed similar to 25 Kent Avenue. The rezoning would grant developers a boost in allowed commercial FAR in exchange for the inclusion of light manufacturing space, identical to a normal community facility FAR bonus. City Planning is expected to approve the application later this month, at which point the City Council will vote on the project. Mayor Bill de Blasio will complete the ULURP review if he decides to sign off on City Council’s pending approval. Rubenstein Partners is partnered in the project, and Gensler and Hollwich Kushner Architecture (a.k.a HWKN) is designing.

Touring Oosten, Dutch Residences Under Construction at 429 Kent Avenue in Williamsburg

Councilman Advocates Building of Two-Block Park Over Brooklyn-Queens Expressway In Williamsburg

After former Mayor Michael Bloomberg, in 2010, rejected plans to build a public park over a two-block span of the Brooklyn-Queens Expressway between South 3rd and 5th streets in Williamsburg, Councilman Antonio Reynoso is re-proposing the project. Dubbed BQ Green, the $200 million project could potentially be incorporated into the city’s $2.265 billion budget for park capital spending, according to Gothamist. As currently envisioned, a concrete platform would completely cover two blocks of the BQE, while partially covering the below-grade expressway one block in either direction. The part of South 4th Street that currently spans over the BQE would be reconstructed as parkland, and the existing green space lining the expressway will be revitalized. The proposal also includes a baseball diamond, a waterpark, and wooded and landscaped areas. DLANDstudio is behind the design of the 2010 proposal. The project is expected to be discussed before the city’s budget is adopted.

MTA Lays Out L Train Shutdown Options at Williamsburg Public Meeting

The MTA held the first of two major public meetings on the looming L train shutdown at the Marcy Avenue Armory in South Williamsburg last night. Top MTA brass presented the details for the two possible L trainocalypse options—a partial three year shutdown or a full eighteen month shutdown.

Renovations Planned at Two-Story, 27-Unit Mixed-Use Building at 159 North 3rd Street, Williamsburg

Redsky Capital is planning to conduct renovations on the two-story, 27-unit mixed-use building at 159 North 3rd Street and 158-170 North 4th Street, in Williamsburg, located four blocks from the Bedford Avenue Station on the L train. The property owner recently secured a $19 million loan to refinance debt and to fund the project, according to Commercial Observer. Ground-floor retail space totals 48,860 square feet, while 27 rental apartments currently spread across 25,510 square feet of residential space on the second floor. Roughly 21,000 square feet of retail is vacant, although the entire block-thru building is expected to receive renovations and upgrades. Current retailers in the building include a Foodtown supermarket, and the restaurants Umani Burger, Sweetgreen, and by CHLOE.

Five-Story, 10-Unit Residential Building Planned at 131 Devoe Street, Williamsburg

Steven Ferguson, doing business as an anonymous Brooklyn-based LLC, has filed applications for a five-story, 10-unit residential building at 131 Devoe Street, in northern Williamsburg, located around the block from the Graham Avenue stop on the L train. The structure will encompass 20,008 square feet, and its residential units should average 996 square feet apiece, which means condominiums are probably in the works. Amenities listed in the Schedule A include a fitness center, a bike storage room, a parking garage on the ground floor, and a roof terrace. Midtown East-based Eisner Design is the architect of record. The 50-foot-wide assemblage – spanning 131-133 Devoe Street – is currently occupied by two two-story houses.

Four-Story, Seven-Unit Residential Project Planned at 11 Conselyea Street, Williamsburg

Property owner Patrick Moses is following up on applications originally filed in 2013 for a four-story, seven-unit residential building at 11 Conselyea Street, in northern Williamsburg, located two blocks from either the Metropolitan Av. or Lorimer St. stops on the G or L trains, respectively. The new structure will measure 6,499 square feet, and its residential units should average 714 square feet apiece, indicative of rental apartments. Both apartments on the fourth floor will also feature space – bedrooms, specifically – on the building’s upper penthouse level. Astoria-based Christopher V. Papa is the architect of record. Demolition permits were filed in 2015 to raze the site’s existing three-story townhouse.

Construction Wraps on Six Four-Story Townhouses at 51-59 South 4th Street, Williamsburg

Back in July of 2015, six four-story, single-family townhouses – located at 51-59 South 4th Street, in Williamsburg, two blocks in from the East River – were two stories above street level and rising. Now, the project, dubbed the Townhouses of Wythe Lane, have topped out and are nearing completion, Brownstoner reports. Four of the townhouses will measure 3,714 square feet each, one will measure 4,088 square feet, and the last will encompass 4,471 square feet. Each residence will feature private underground parking and over 1,000 square feet of private outdoor rooftop space. KUB Capital is both developing and designing in-house, with SZ Projects aiding in the design process. Occupancy can likely be expected within the next few months.

Flank Purchases Mixed-Use Development Assemblage at 314-326 Wythe Avenue, Williamsburg

Last week, Chelsea-based developer and design firm Flank acquired the development assemblage at 41-53 South 3rd Street, in Williamsburg, and now the firm is purchasing another assemblage of properties two blocks to the north. Frank is paying $21.6 million for the two-story building at 70 Grand Street, the corner lot at 72 Grand Street, and the single- and two-story buildings at 314-326 Wythe Avenue, according to the Wall Street Journal. The property assemblage could accommodate 26,904 square feet of new development if the current structures are demolished. Current plans call for the renovation of some of the buildings, in addition to the construction of new ones (which means something is likely to be demolished). The program will include residential units, office space, and retail.
