The latest building permits indicate the structure will eventual measure 121,859 square feet and rise 120 feet above street level, not including the bulkhead. There will be 4,920 square feet of ground-floor retail space, in addition to 1,188 square feet of community facility space in the cellar. The residential units above should average 740 square feet apiece, indicative of rental apartments. Gowanus-based Workshop Design + Architecture is the design architect and Aufgang Architects is the executive architect. YYY Development & Construction is the developer. It is also building the similarly designed 12-story, 186-unit project across Dyer Avenue at 411 West 35th Street. Completion of both is expected in 2017.

There will be 14,586 square feet of retail space and a 981-square-foot doctor’s office on the ground floor. The residential units, beginning on the second floor, should average 875 square feet apiece, although it’s not known if they will be rentals or condos. Amenities include an 80-car underground parking garage, storage for 94 bikes, laundry facilities, an outdoor recreational area on the ground floor, a rooftop terrace, and many other “recreation” and “parcel” rooms (probably consisting of lounges, a fitness center, etc.). YYY Development & Construction is the developer. Gowanus-based Workshop Design + Architecture is the design architect, while Aufgang Architects is serving as executive architect. Earlier this year, YIMBY reported on filings for a six-story, 10-unit mixed-use building at 349 Kent Avenue, in western Williamsburg, located a block in from the East River. Brooklyn-based Workshop Design + Architecture has released renderings of the project, which will measure 15,300 square feet in total, although 8,723 square feet will count towards zoning. Two retail units will split 923 square feet of commercial space on the ground floor, and the residential units above will average 780 square feet apiece. Eugene Buchinger, operating as an anonymous LLC, is the developer. The site’s former two-story building was demolished earlier this year, and now that permits are approved, excavation is likely imminent.
