Fifth Four-Story, Six-Unit Residential Building Filed For Development At 21-20 45th Road, Long Island City

Brooklyn-based Lany Vays has filed applications for a four-story, six-unit residential building at 21-22 45th Road, in the Hunters Point section of Long Island City. The project will measure 4,883 square feet and its residential units should average 814 square feet apiece, indicative of rental apartments. The building will be joined by at least four other similarly sized buildings, at 21-20 – 21-28 45th Road and 21-19 46th Avenue, which YIMBY reported on back in September. Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record. The 15,000-square-foot site is occupied by multiple single-story warehouses. Demolition permits were filed over the summer.

Revealed: Two Four-Story, Four-Unit Condo Buildings At 220-222 Withers Street, Williamsburg

A rendering has been revealed of two four-story, four-unit residential buildings planned at 220-222 Withers Street, in northern Williamsburg. The buildings will measure 6,471 square feet each, and across both, the residential units should average 1,263 square feet apeice. The apartments will be condominiums. Sheepshead Bay-based BK Developers is the developer and Igor Zaslavskiy’s Brooklyn-based Zproekt Architecture is behind the design. The 5,000-square-foot site was occupied by two single-family homes until those were demolished over the summer. A construction timeline has not been disclosed.

Revealed: Four-Story, Four-Unit Condominium Project At 258 A 18th Street, South Slope

A rendering has been revealed of the four-story, four-unit residential building under development at 258 A 18th Street, in South Slope. The latest building permits indicate the project will measure 5,660 square feet. Its units, confirmed to be condominiums, should average 1,247 square feet apiece. Brooklyn-based firms Kora Developers and BK Developers are behind the project. Igor Zaslavskiy’s Brooklyn-based architecture firm Zproekt is the architect of record. The 2,504-square-foot site is currently occupied by a single-story garage, although demolition permits have not been filed. The Prospect Avenue stop on the R train is four blocks away.

Foundation Work Underway For Eight-Story, 16-Unit Mixed-Use Project At 21-10 44th Drive, Long Island City

Foundation work is now underway on the eight-story, 16-unit mixed-use building under development at 21-10 44th Drive, in Long Island City’s Court Square section. A photo of the site can be seen in an update by The Court Square Blog. The project will eventually encompass 22,328 square feet and rise 80 feet above street level to its roof. There will be 2,710 square feet of commercial-retail space on the ground floor and the residential units above should average 1,018 square feet apiece. The retail and residential units will all be condominiums. Kora Developers and BK Developers are the developers, and Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect. Completion is expected in late 2018, per on-site signage.

Brooklyn-based Leny Vays has filed applications for four four-story, six-unit residential buildings at 21-20 – 21-28 45th Road and 21-19 46th Avenue, in the Hunters Point section of Long Island City. Each of them will measure 4,883 square feet, which means the residential units should average 813 square feet apiece, indicative of rental apartments. The 15,000-square-foot assemblage, currently occupied by multiple single-story warehouses, spans 125 feet along 45th Road. Since each building will measure 25 feet across and there isn’t anything filed at 21-22 45th Road and 21-26 45th Road, two more are probably on the way, and the unit count could rise to 36. Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record and demolition permits were filed in June.
