Seven-Story, 20-Unit Residential Project Planned At 2-21 27th Avenue, Astoria

Eli Nahmais, doing business as Long Island City-based Elmm Realty LLC, has filed applications for a seven-story, 20-unit residential building at 2-21 27th Avenue, in the Hallets Point section of western Astoria. The building will measure 14,460 square feet in total, which translates into average units of 723 square feet, indicative of rentals. Flushing-based Frank Quatela is the architect of record, and demolition commenced earlier this summer to remove a two-story brick house and adjacent garage.

Seven-Story, 18-Unit Mixed-Use Project Filed At 24-38 Steinway Street, Astoria

Flushing-based We Ye, operating as Prince Club LLC, has filed applications for a seven-story, 18-unit mixed-use building at 24-38 Steinway Street, in central Astoria, seven blocks east of the N and Q trains’ stop at Astoria Boulevard. The building will total 17,634 square feet, and will feature 3,163 and 227 square feet of retail and community space, respectively, on the ground floor. Above, units will average 791 square feet each. Flushing-based Chang Hwa Tan is the architect of record, and an existing single-story building must first be demolished.

Seven-Story, 33-Unit Condo Building Tops Out At 34-32 35th Street, Astoria

In February of 2015, foundation work was underway at 34-32 35th Street, in southern Astoria, where a seven-story, 33-unit residential building is being constructed. Now the building has topped out and receiving its façade, according to The New York Times. Dubbed The Marx, the 28,957 square-foot building will feature condominiums measuring from 675 to 1,363 square feet, in one-, two- and three-bedroom configurations. Kaufman Astoria Studios and Bronx-based Procida Companies are developing, while Fogarty Finger is designing. Completion is slated for early 2016.

Nine-Story, 569-Unit Residential Building Filed At 30-77 Vernon Boulevard, Astoria

Late last year, Criterion Group acquired the low-rise warehouse properties at 11-12 30th Drive and 30-77 Vernon Boulevard, on the East River, in Astoria, and now the developer has filed applications to expand the building into a nine-story, 381,380 square-foot structure.

Six-Story, 10-Unit Residential Building Planned At 27-04 Astoria Boulevard, Astoria

Property owner Rajive Maret has filed applications for a six-story, 10-unit residential building at 27-04 Astoria Boulevard, in Astoria, four blocks from the N and Q trains’ stop at Astoria Boulevard. The building will measure 7,172 square feet in total, and units will average 717 square feet each, indicative of rentals. New Jersey-based T.F. Cusanelli & Filletti Architects is the applicant of record, and the existing three-story, multi-family building must first be demolished.

The low-slung, industrial stretch of Vernon Boulevard that winds along the Astoria waterfront is slowly giving rise to large residential developments, like Alma Realty’s 17-story, two-tower complex under construction next to Ravenswood Generating Station. Now another developer has filed plans for a 101,000-square-foot apartment building at 11-02 30th Drive, on the corner of Vernon Boulevard.

Operating under an LLC, Madison Development has filed applications for a four-story, 175,000 square-foot storage building at the vacant lot of 31-07 20th Avenue, near the Con Edison generating station in northern Astoria’s Ditmars Steinway. It’s unknown if the building will be used for Con Ed’s operations, but the facility would be very convenient. Long Island-based Frank Relf is the architect of record.

Four-Story, Two-Unit Residential Project Planned At 40-20 23rd Road, Astoria

Astoria-based Voxx Realty has filed applications for a four-story, two-unit residential building on the small triangular property at 40-20 23rd Road, in northern Astoria’s Ditmars-Steinway. The building is located eight blocks east of the N/Q train’s Astoria Blvd stop, and will boast units averaging 1,365 square feet. Anastasios Giannopoulos is the architect of record, and an existing single-story structure must first be removed.

Mark Misk, head of Nikomar Homes, has filed applications for a four-story, 10-unit mixed-use building at 25-34 Steinway Street, in central Astoria, located 10 blocks from the N/Q train’s 30 Avenue stop. The building will measure 14,280 square feet in total, featuring 4,755 square feet of retail space on the ground floor; residential units will average an accommodating 952 square feet each. Chris Papa’s CVP Architect is the applicant of record, and an existing two-story building must first be demolished.

Studio V Drawing Up Plans For Development Sites At 2-15 & 3-15 26th Avenue, Astoria

Studio V — the master planner behind the mixed-use and multi-building developments Astoria Cove and Hallets Point, in western Astoria — is conceptualizing plans for adjacent separately owned development sites at 2-15 and 3-15 26th Avenue. According to Crain’s, the plans are preliminary, but would similarly mirror the neighboring approved mixed-use developments, possibly rising above 30 stories. The properties must first be rezoned through ULURP, and existing low-rise warehouse structures would have to be demolished.
