YIMBY wouldn’t ordinarily cover the design for a restaurant interior, but one coming Financial District eatery is a special case. Last Tuesday, the Landmarks Preservation Commission approved a proposal for Japanese Chef Nobuyuki “Nobu” Matsuhisa’s new outpost at 195 Broadway.
Developer Samy Mahfar has withdrawn an application to rezone a stretch of East Houston Street, on the Lower East Side, which would have introduced a commercial overlay for the targeted area, allowing for commercial-retail space to be built at street level, the Lo-Down reported. That means Mahfar’s planned 13-story, 63-unit mixed-use project at 255 East Houston Street won’t have ground-floor retail space. Instead, the developer plans to move forward with an as-of-right project featuring leasable community facility space. It’s unclear if withdrawing from the city’s Uniform Land Use Review Procedure (ULURP) changes the residential portion in any way. Twenty percent of the apartments (13 units) were set to be rented at below-market rates through the affordable housing lottery. Filings at the Buildings Department haven’t been amended since plans were first filed for a 10-story, 53-unit structure. The Stephen B. Jacobs Group is the architect. Demolition has commenced on the existing four-story building.
The rebuilding of the World Trade Center took a big step forward Thursday morning. Officials unveiled the design for the Ronald O. Perelman Performing Arts Center at the World Trade Center. It was also announced that Barbra Streisand will chair the new center.
It looks like gears are turning on the 12-story retail and residential project slated for 86 Delancey Street, on the Lower East Side. Fresh demolition plans were filed last week for the existing two-story building where the new apartment building is slated to sit, and now YIMBY has the first look at the new structure’s design.
After years of planning and months of Landmarks approvals, a 500-foot-tall tower is one step closer to reality at 42 Trinity Place. New building applications were filed over the weekend to erect the 40-story building, which will be formally known as 77 Greenwich Street.
