Mixed Rulings for Conversion of 346 Broadway, TriBeCa

It was back in December of 2014 that the Landmarks Preservation Commission approved (on its second attempt) the residential conversion of the former New York Life Insurance Company Building, later a city office building, at 346 Broadway, in TriBeCa. However, in just the past two weeks, two rulings have come down that will impact the plan from developers Peebles Corporation and Elad Group, being marketed using the alternate address 108 Leonard Street.

325 West Broadway

Construction Complete On 10-Story, 21-Unit Condo Building At 325 West Broadway, SoHo

In October of 2015, YIMBY brought you renderings of the 10-story, 21-unit residential building under development at 325 West Broadway, in SoHo. Now, new photos from our friend Tectonic show that construction on the property is done. Dubbed XOCO 325, the 55,962-square-foot structure’s condominium units range from 1,055-square-foot one-bedrooms to 2,658-square-foot four-bedrooms. Amenities include a 24-hour concierge, a fitness center, private residential storage, bicycle storage, and a rooftop terrace. DDG is both the developer and design architect, although Thomas O’Hara’s HTO Architect is the architect of record. Occupancy has already begun. The property is located within the SoHo-Cast Iron Historic District.


155 Attorney Street

Construction Wraps on Seven-Story, 37-Unit Residential Building at 155 Attorney Street, Lower East Side

Back in August of 2014, renderings were revealed of, and excavation work was imminent for, the seven-story, 37-unit residential building under development at 155 Attorney Street, on the Lower East Side. Now, Bowery Boogie reports that the project has topped out and the windows have been installed. The rest of the façade appears to not yet have been installed, going by how the building looks in renderings. The 30,000-square-foot building will likely feature rental apartments, as its residential units should average 811 square feet apiece. There will be five “recreational rooms,” bicycle storage, and a storage room in the cellar. Midtown Equities is the developer. SRA Architecture + Engineering is the latest architect of record with Studio V Architecture having  been replaced sometime during construction. Completion is likely later this year.


139 Ludlow Street

Construction Complete At Five-Story Ludlow House Club, 139 Ludlow Street, Lower East Side

Back in November of 2015, the expansion of the former three-story building at 139 Ludlow Street, on the Lower East Side, topped out at five stories, or 71 feet above street level. Bowery Boogie reports that the project is largely complete, now that the windows have been installed, exterior detailing has finished, and the scaffolding has been removed. The 16,500-square-foot commercial building, dubbed Ludlow House, will eventually house two restaurants and a members-only club, featuring event spaces, lounges, and screening rooms. Princeton Holdings is the developer and Lee Levine’s Hoboken, N.J-based Lee Levine Architects is the architect of record. Opening is expected within weeks, according The Lo-Down.
