Two-Story, 22,000-Square-Foot Retail Building Planned at 114 West 125th Street, Harlem

Meatpacking District-based Saab Management Company has filed applications for a new two-story, 22,347-square-foot commercial-retail building at 114 West 125th Street, in Harlem. The structure will feature retail space on both floors, with tenant storage space located in the cellar level. Adrian R. Figueroa’s Hudson Square-based SRA Architecture + Engineering is the architect of record. The project would rise on a 30-foot-wide, 3,000-square-foot plot currently occupied by a dilapidated retail structure, most recently leased to Olympic Town. Demolition permits were filed in February. The site is adjacent to the newly completed six-story retail complex at 100 West 125th Street.

12-Story, 75-Unit Mixed-Use Building Rises at 69 East 125th Street, East Harlem

Back in February, the foundation was being poured for the 12-story, 75-unit mixed-use building under development at 69 East 125th Street, in East Harlem. Now, the project is seven stories above street level and rising, Harlem+Bespoke reports. Once complete, the 80,619-square-foot building will feature 5,643 square feet of ground-floor retail space. Residential units, averaging a rental-sized 767 square feet apiece, will fill the rest of the building. Fifteen of the apartments will rent at below-market rates through the housing lottery. As reported previously, amenities include a 15-car garage in the cellar, bike storage, a laundry, private residential storage, a fitness center, and a rooftop terrace. Greystone Property Development is the developer and Kutnicki Bernstein Architects is the architect. Completion is expected in early 2017.

Construction Wraps on Six-Story, 202,000-Square-Foot Retail Complex at 100 West 125th Street, Harlem

In July of 2015, YIMBY brought you a construction update on the the six-story, 202,361-square-foot commercial-retail project being built at 100 West 125th Street, located on the corner of Malcolm X Boulevard, in Harlem. That October, the structure topped out, and now, the building’s façade appears to be nearly complete, according to Harlem+Bespoke. All six floors, plus the cellar level, will be utilized as retail space, and a number of retailers have already signed leases in the building. Notable tenants include Whole Foods Market, American Eagle, Nordstrom Rack, Burlington Coat Factory, Raymour & Flanigan, Olive Garden, and TD Bank. Wharton Properties, headed by Jeff Sutton, is the developer, while Staten Island-based Gambino + LaPorta Architecture is behind the design. Opening can probably be expected in the coming months.

14-Story, 80-Unit Mixed-Use Building Filed At 213 East 125th Street, East Harlem

This past December, the city launched a Request for Proposals (RFP) for the commercial development site at 2325 Third Avenue, in East Harlem. The plot is part of the mixed-use mega-development E125 that will turn two blocks, the ones bound by East 125th and 127th streets and Second and Third avenues, into roughly 1,000 residential units, up to 700,000 square feet of commercial space, and at least 30,000 square feet of community facilities. The Real Deal reports property owner Park-It Management is filings applications to move forward with another piece of the project at 213 East 125th Street. The existing two-story, nearly 20,000-square-foot commercial property will be expanded into a 14-story, 80-unit mixed-use building. The 96,539-square-foot structure will include 19,211 square feet of commercial-retail on the ground and second floors, and 6,212 square feet of community space on third floor. The apartment units should average 889 square feet apiece. SRA Architecture + Engineering will be designing.
