Demolition Underway for Film Studio at 22-09 Queens Plaza North in Long Island City, Queens

Demolition is progressing at 22-09 Queens Plaza North, the site of a three-story industrial building in Long Island City, Queens. Developed by Criterion Group, which paid nearly $80 million for the site in 2019, the 65-foot-tall structure will yield 170,000 square feet of film studio and office space. The property occupies a full-block parcel bound by 41st Avenue to the northeast, 22nd Street to the northwest, 23rd Street to the southeast, and Queens Plaza North to the southwest. Construction was last estimated to cost $25.5 million.

Occupancy has begun at The Selby, a 237-unit apartment complex at 695 Merrick Avenue in Westbury, New York. The complex is the latest residential development from The Beechwood Organization, a Long Island-based developer that has built nearly 10,000 homes since the 1980s.

Excavation Progresses for 30-Story Office Tower at 125 West 57th Street in Midtown, Manhattan

Excavation is progressing at 125 West 57th Street, the site of a 30-story commercial building on Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy Properties and ABR Partners, the $350 million project will yield 185,000 square feet of offices and ground-floor space for the Calvary Baptist Church. Leading Builders Group is the general contractor for the property, which is located between Sixth and Seventh Avenues, near supertalls One57 and 111 West 57th Street.

Renderings Revealed for 218 Front Street in Vinegar Hill, Brooklyn

Chess Builders, a New York City-based developer, has revealed renderings for a forthcoming rental property at 218 Front Street in Vinegar Hill, Brooklyn. Designed by S. Wieder Architect, the building will stand seven stories tall and will replace a single-story warehouse.

Permits have been filed for a 17-story mixed-use building at 119 Erasmus Street in East Flatbush, Brooklyn. Located between Lloyd Street and Rogers Avenue, the lot is one block from the Church Avenue subway station, serviced by the 2 and 5 trains. Walid Shehadeh is listed as the owner behind the applications.

Pilings Underway for 731-Foot Skyscraper at 43-30 24th Street in Long Island City, Queens

Below-grade work is progressing at 43-30 24th Street, the site of a 66-story residential skyscraper in Long Island City, Queens. Designed by Hill West Architects and developed by Carmel Partners, the 731-foot-tall tower will yield 921 units spread across 838,000 square feet and 17,400 square feet of ground-floor retail space. The developer purchased the 79,250-square-foot full-block parcel from Stawski Partners for $200 million in March 2022 and secured a $364 million construction loan from Wells Fargo to complete the project. Carmel Construction East is the general contractor for the property, which is bound by 43rd Avenue to the north, 44th Road to the south, 24th Street to the east, and 23rd Street to the west.

YIMBY Scopes Views From Central Park Tower’s $250 Million Penthouse in Midtown, Manhattan

YIMBY recently had the opportunity to check out the views from the penthouse of Central Park Tower, a 131-story supertall residential skyscraper at 217 West 57th Street on Billionaires’ Row in Midtown, Manhattan. Designed by Adrian Smith + Gordon Gill and developed by Gary Barnett of Extell, the 1,550-foot-tall tower yields 179 units including the triplex penthouse, spanning nearly 17,500 square feet. Ryan Serhant of SERHANT is marketing this coveted unit, which hit the market on September 19 for $250 million, the most expensive home ever listed in the United States.

312 West 43rd Street Rises in Midtown, Manhattan

Construction is rising on 312 West 43rd Street, a 33-story residential building in Midtown, Manhattan. Designed by Handel Architects and developed by Taconic Partners, the 373,133-square-foot project will yield 330 rental apartments and 40,000 square feet of retail space in the multi-story podium, and will encompass a seven-story extension along West 43rd Street. Triton Construction is the general contractor for the property, which is located between West 42nd and 43rd Streets and Eighth and Ninth Avenues, directly north of the Port Authority Bus Terminal.

Developers Win Mayoral, City Council Support to Construct Four Mixed-Income Buildings in Throggs Neck, The Bronx

Developers recently won support and necessary approvals from New York City Mayor Eric Adams, the City Council Land Use Committee, and local Community Boards to construct four mixed-income, residential buildings in the Throggs Neck section of The Bronx. Located along Bruckner Expressway between Crosby Avenue and Balcom Avenue, the project will create 349 units, including 168 permanently affordable homes, a new supermarket, and 54,000 square feet of unspecified commercial space.

Excavation Begins for 1,067-Foot Tower at 740 Eighth Avenue in Midtown, Manhattan

Excavation and pilings are underway at 740 Eighth Avenue, the site of a 1,067-foot-tall hotel and observation tower in Midtown, Manhattan. ODA is the design architect, SLCE Architects is the architect of record, and Extell is developing the 52-story supertall skyscraper that will yield 776,000 square feet with an 825-room hotel in the tower base and an upper observatory spanning four floors with a drop ride attraction. The building will also contain retail space, two upper restaurant floors, and a pool deck. The top observatory floor will serve as an exclusive VIP space. Lendlease is listed as the general contractor, WSP is the structural engineer, and Ancora Engineering is handling the excavation and drilling for the foundations of the property, which is located between West 45th and 46th Streets.
