2505 Broadway’s Brick and Glass Exterior Nears Completion on Manhattan’s Upper West Side

Exterior work is nearing completion on 2505 Broadway, a 19-story residential building on Manhattan’s Upper West Side. Designed by ODA for Adam America Real Estate, the 75,000-square-foot structure will yield 44 units near the corner of Broadway and West 93rd Street. Ariel Tirosh and Douglas Elliman Development Marketing are the exclusive sales and marketing agents for the residences, which range from one- to four-bedroom layouts, many of which feature private terraces.

Turken House Nears Topping Out at 300 East 41st Street in Murray Hill, Manhattan

Construction is nearing topping out on Turken House, a 21-story mixed-use building at 300 East 41st Street in the Midtown, Manhattan neighborhood of Murray Hill. Designed by Perkins + Will for a non-profit company called The Turken Foundation, which provides Turkish students with help obtaining scholarships and job opportunities in the United States, the nearly 80,000-square-foot structure will stand 227 feet tall and yield 82 turnkey residences with both single- and double-occupancy quarters. The ground-up edifice is located at the corner of East 41st Street and Second Avenue, near both the United Nations and Grand Central Terminal, and was previously the site of two low-rise properties that were purchased for a combined $17.5 million prior to demolition. Turken House is aiming for LEED Certification with a program goal of LEED Silver Certification. Fast Track Construction is listed as the general contractor for the project.

417 Park Avenue Begins Demolition In Midtown East

YIMBY last covered 417 Park Avenue back in July 2020, when demolition permits for the 14-story, 29-unit residential co-op building were fully filed. GDS Development (GDSNY) is the owner of the building that stands on an 8,725-square-foot site and was originally built in 1916 with two cellar levels and a penthouse atop the 143-foot-tall edifice. The Midtown East property is located at the corner of Park Avenue and East 55th Street and is directly south of Foster + Partner‘s topped-out and nearly complete 425 Park Avenue. GDSNY and Klövern AB previously paid $184 million to purchase all the units, and the demolition of the current structure will make way for an office tower with a floor area ratio of 25, or nearly 220,000 square feet under Midtown East Rezoning regulations.

As New York City and the United States remembers and commemorates the 20th anniversary of 9/11, YIMBY once again takes a look at the sacred 16-acre World Trade Center site, which holds the two square footprints of the former Twin Towers that are part of the 9/11 Memorial and Museum. We focus on the active and ongoing construction of the Ronald O. Perelman Performing Arts Center, St. Nicholas Greek Orthodox Church, and the current state of Two and Five World Trade Center. All of which are, or are around, the former trapezoidal superblock that held six of the original World Trade Center buildings bound by West, Vesey, Church, and Liberty Streets.
