Ten Questions With 25 Park Row and L+M Development’s Tell Metzger, on Neo Art Deco, Neighborhood Retail, and More

Exterior work is now fully complete at 25 Park Row, a 702-foot-tall mixed-use skyscraper in the Financial District, and what had been an active project on YIMBY’s annual December countdown list the past few years. Designed by COOKFOX Architects and developed by J&R Music World’s Friedman family and L+M Development Partners, the 50-story reinforced concrete structure contains a total of 110 residences. YIMBY recently spoke with L+M’s Tell Metzger about the rise of the new tower, the evolution of the surrounding neighborhood, and the changing styles of contemporary residential high-rise design.

City Council Grants Preliminary Approvals for 50-Story Redevelopment Project in Downtown Jersey City

A large-scale redevelopment project in Downtown Jersey City could soon begin construction following preliminary approvals from the Jersey City Council. The project is referred to as the Laurel-Saddlewood Redevelopment Plan and will replace two derelict townhouse courts with market-rate and affordable housing, a new public school, community facilities, and retail space.

Renderings and New Details Revealed for Macklowe’s Tower Fifth, in Midtown

Though it appears that demolition preparations have been put on hold for Tower Fifth, a proposed 1,556-foot-tall office skyscraper by Macklowe Properties, a new batch of renderings offers greater detail on the structure, which would become New York City’s tallest by roof height. Gensler is speculated to be the designer of the supertall project, which is located along East 51st Street between Madison Avenue and Fifth Avenue, directly to the north of St. Patrick’s Cathedral.

Jehovah’s Witnesses Hotel’s Affordable Housing Transformation Imminent at 90 Sands Street in DUMBO

A former Jehovah’s Witness Hotel at 90 Sands Street in DUMBO, Brooklyn will soon be transformed into 491-unit residential property with a mix of deeply affordable and supportive housing units. From Breaking Ground, New York City’s largest supportive housing developer, construction is expected to kick off before the end of November.

Permits have been filed for a three-story mixed-use building at 51-44 Goldsmith Street in Elmhurst, Queens. Located at the intersection of Goldsmith Street and Grand Avenue, the corner lot is near the Grand Avenue-Newtown subway station, serviced by the M and R trains. David Lin is listed as the owner behind the applications.

Located between Rockefeller Plaza and Sixth Avenue, the interior lot is half a block east of the 47-50 Streets-Rockefeller Center subway station, serviced by the B, D, F, and M trains. Extell is listed as the owner behind the applications.

Leasing Launches for 111 Varick Street in Hudson Square

The sleek, black residential building at 111 Varick Street is nearing completion in Hudson Square. With occupancy expected before the end of the year for the ground-up, 30-story rental tower, marketing has launched the development’s website and first batch of listings. 111 Varick is developed by Extended and designed by S9 Architecture. Compass Development Marketing Group is the exclusive leasing and marketing agent for the 100 residences, a mix of studio, one-, and two-bedroom units. Pricing will begin at $4,000 per month for studio apartments.

The proposals specify 208,849 square feet of built-up area that would support 206 rental apartments, ground-floor retail, and a cellar-level parking garage for 12 vehicles.
