Renderings Revealed for SOM’s Supertall 250 Water Street, in South Street Seaport District

In an exclusive reveal, today, YIMBY has the scoop on the renderings for Howard Hughes‘ planned supertall at 250 Water Street on the edge of the Financial District in the South Street Seaport, designed by Skidmore Owings & Merrill. There has been much speculation about whether the full-block development could reach supertall status with the transfer of 700,000 square feet in air rights, which would make it the tallest structure in Lower Manhattan, after One and Three World Trade Center, with diagrams indicating a total height just shy of 1,052 feet.

Renderings Revealed for South Street Seaport’s New Market Building, in Lower Manhattan

A complete set of renderings have been revealed for the 75,000-square-foot New Market building in Lower Manhattan’s South Street Seaport. The construction is part of a massive undertaking by the Howard Hughes Corporation and Skidmore, Owings & Merrill in the South Street Seaport district. The community facility space will sit adjacent to the Pier 17 building and the Tin Building, which is currently being rebuilt and will reopen in early 2021.

21 Greenwich Avenue Awaits Partial Demolition in the West Village

YIMBY took a quick look at the current state of 21 Greenwich Avenue. Proposals from BKSK Architects call for a renovation of the 179-year-old corner property and the construction of an attached five-story edifice that would replace an abutting one-story structure. The new building will have a mixed façade of floor-to-ceiling glass, steel details, and brick masonry. The design firm previously submitted its plans to the Landmarks Preservation Commission and is awaiting approval. Higgins Quasebarth & Partners is credited as the preservation consultant for 21 Greenwich Avenue.

Maverick’s Geometric Façade Panels Begin to Rise at 215 West 28th Street in Chelsea

Maverick’s distinctive charcoal and white curtain wall panels are rising up the 210-foot-tall residential project at 215 West 28th Street in Chelsea. Located between Seventh Avenue and Eighth Avenue, the development consists of an identical pair of topped-out, 20-story buildings. The project, which is alternately addressed as 215-219 West 28th Street and 221-229 West 28th Street, is designed by DXA Architects and developed by HAP Investments and will yield more than 300,000 square feet.

Preliminary Rendering Revealed for 1041 Prospect Avenue in Morrisania, The Bronx

Local developer and consulting agent Metro Futures has quietly revealed a new mixed-use residential building in Morrisania, The Bronx that could yield up to 261 residential units. Marin Architects is responsible for the design and the preliminary renderings. Permits for the development at 1041 Prospect Avenue have not been filed with the New York City Department of Buildings.

1245 Broadway’s Concrete Superstructure Continues to Climb in NoMad

The reinforced concrete superstructure of 1245 Broadway, a 23-story office building from Skidmore Owings and Merrill, is steadily rising in NoMad. Co-developed by GDSNY and Sweden-based Klovern, the 318-foot-tall structure will bring 200,000 square feet of commercial space to the booming neighborhood. StructureTech NY and Triton Construction are in charge of construction, and CBRE began leasing the building’s class A office space in late 2019.

New renderings from Marin Architects reveal a forthcoming commercial property on Manhattan’s Lower East Side neighborhoods. Located at 108 Delancey Street, the building will eventually contain a mix of retail and office area comprising a total 14,000 square feet.

Demolition Steadily Progressing at 1568 Broadway, Future Home of TSX Broadway, in Times Square

Demolition work is moving along on 1568 Broadway, a 30-year-old, 470-foot-tall tower in Times Square that formerly housed the DoubleTree Suites by Hilton. Nearly 75 percent of the building will be razed to create a new 46-story mixed-use property dubbed TSX Broadway. Designed by PBDW Architects, Mancini Duffy, and Perkins Eastman, and developed by L&L Holding Company, Maefield Development, and Fortress Investment Group, the site sits in the heart of Times Square at the corner of Seventh Avenue and West 47th Street.

Located between Broadway and Park Avenue South, the through lot is steps from the 14th Street-Union Square subway hub, serviced by the 4, 5, 6, L, N, Q, R, and W trains. Ken Rosenblum under the Four Roses LLC is listed as the owner behind the applications.
