Renovation and expansion work is continuing on 44-54 Ninth Avenue, an eight-story office and retail building at the confluence of Chelsea, the Meatpacking District, and the West Village. Designed by BKSK Architects for Tavros Capital, the project involves the restoration of a row of a landmarked townhomes and the construction of a new office structure above. Broadway Construction is the general contractor for the property, which is alternately addressed as 351-355 West 14th Street and located at the intersection of West 14th Street and Ninth Avenue.

Construction is now complete at 122 Fifth Avenue, where Bromley Companies has invested more than $100 million to renovate the 11-story office building. Led by STUDIOS Architecture, the building now offers 300,000 square feet of modern office space, a rooftop terrace and pavilion, and a collection of amenity spaces.

JPMorgan Chase’s Headquarters Approaches Supertall Status at 270 Park Avenue in Midtown East, Manhattan

Construction is climbing higher on JPMorgan Chase‘s 1,388-foot supertall headquarters at 270 Park Avenue in Midtown East. Designed by Lord Norman Foster of Foster + Partners with Adamsom Associates as the architect of record and developed by Tishman Speyer, the 60-story skyscraper will yield 2.5 million square feet of office space with a capacity of 15,000 employees, and will become the tallest structure in New York completely powered by hydroelectric energy. JB&B is the MEP engineer and AECOM Tishman is the general contractor for the full-block property, which is bound by East 48th Street to the north, East 47th Street to the south, Park Avenue to the east, and Madison Avenue to the west.

Developer Lands $62.25M Loan for Mixed-Use Building at 1730 Bedford Avenue in Crown Heights, Brooklyn

Seventh Street Development Group has closed on a $62.25 million construction loan to complete a new mixed-use building at 1730 Bedford Avenue in Crown Heights, Brooklyn. Designed by Rise Architecture, the building will top out at seven stories and comprise about 162,000 square feet.

KPF’s 520 Fifth Avenue Supertall Rises Higher Above Midtown, Manhattan

Construction is steadily climbing on 520 Fifth Avenue, a 76-story residential supertall in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, which took over from Ceruzzi Properties and SMI USA in 2019, the 1,000-foot-tall skyscraper will yield 507,608 square feet with 98 condominium units, as well as commercial space on the lower floors and four cellar levels. WSP is the structural engineer, DeSimone Consulting Engineers is the façade consultant, and Suffolk Construction is the general contractor for the property, which is located at the northwest corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.

City Agencies Approve Warehouse Conversion Project at 107 South Street in Seaport, Manhattan

The Department of Buildings and Landmarks Preservation Commission have approved plans to convert a warehouse at 107 South Street into a mixed-use residential property. Located in Lower Manhattan’s historic Seaport District, the building was previously occupied by a fish trading house, supplying seafood daily to the Fulton Market before it was relocated in 2005.

Construction Rises at 98-14 66th Avenue in Rego Park, Queens

Construction is moving along on 98-14 66th Avenue, a seven-story mixed-use building in Rego Park, Queens. Designed by SLCE Architects and developed by RJ Capital Holdings, the 85-foot-tall structure will span 82,425 square feet and yield 62 units with an average span of 1,075 square feet, as well as 15,741 square feet of commercial space. KSK Construction Group is the general contractor for the property, which is bound by 99th Street to the northeast, 66th Avenue to the northwest, and Queens Boulevard to the southwest.

165 Broome Street Progresses on Manhattan’s Lower East Side

Exterior work is continuing on 165 Broome Street, a 15-story affordable housing building on Manhattan’s Lower East Side. Designed by Handel Architects and developed by Grand Street Guild Housing Development Fund Company, Grand Street Guild East Housing Development Fund Company, Southeast Grand Street Guild Housing Development Fund Company, and Clinton Broome Development LLC, the 235,235-square-foot structure is also known as “Building 3-5” and will yield 235 units in studio to three-bedroom layouts, and 65,668 square feet for parking space with a capacity for 126 vehicles. The development will eventually be joined by a 215-foot-tall, 16-story “Building 3-6” at 151 Broome Street to the east, and the properties are expected to yield a combined total of 480 units. Monadnock Construction is the general contractor for the project, which is located within the Seward Park Extension master plan and bound by Broome Street to the north, Pitt Street to the east, and Clinton Street to the west.

Affordable Housing Lottery Launches for The Estela at 414-445 Gerard Avenue in Mott Haven, The Bronx

The Domain Companies has launched an affordable housing lottery for apartments at The Estela, a two-building rental complex in the Mott Haven section of the South Bronx. Located at 414 and 445 Gerard Avenue, the property contains a mix of 380 market-rate units, 164 affordable apartments, 35,000 square feet of tenant amenities, and about 9,000 square feet of ground-floor retail space, which will include a grocery store.

Excavation Progresses at 18 West 55th Street in Midtown, Manhattan

Excavation is in full swing at 18 West 55th Street, the site of a forthcoming 24-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed Garden Homes under the 18 West 55th Street LLC, the 289-foot-tall structure will yield 152,084 square feet with 97 rental units spread across 127,909 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. Garden Homes and co-developer and general contractor Skyline Developers purchased the property, which is located between Fifth and Sixth Avenues, for $75 million in 2019.
