The Arabella at 4720 Third Avenue Tops Out Over Belmont, The Bronx

Last Thursday, YIMBY attended the topping out of The Arabella at 4720 Third Avenue, a nine-story residential building in the Belmont section of The Bronx. Designed by Ismael Leyva Architects and developed by Vertical Community Development and Sioni Group, the structure will yield 165 market-rate and affordable units designed by Marin Architects as well as retail space and a collection of amenities in the podium. DeSimone Structural Engineers is the structural engineer, REAL New York is handling leasing and marketing, and OmniBuild Construction is the general contractor for the project, which occupies a trapezoidal plot bound by East 189th Street to the north, East 188th Street to the south, Washington Avenue to the east, and Third Avenue to the west.

New Permits Filed for 146-18 Liberty Avenue in Jamaica, Queens

New permits have been filed for a seven-story mixed-use building at 146-18 Liberty Avenue in Jamaica, Queens. Located between Liverpool Street and Waltham Street, the interior lot is closest to the Sutphin Boulevard-Archer Avenue-JFK subway station, serviced by the E, J, and Z trains. Jasbir Singh of Thind Builders NY Inc. is listed as the owner behind the applications, same as in the previous permits for a 34-unit building.

Permits Filed for 1811 Nostrand Avenue in East Flatbush, Brooklyn

Located between Clarendon Road and Avenue D, the lot is two blocks north of the Newkirk Avenue-Little Haiti subway station, serviced by the 2 and 5 trains. Yoel Kahan of HSK Management Inc. is listed as the owner behind the applications.

300 East 83rd Street’s Superstructure Rises on Manhattan’s Upper East Side

Construction is rising on 300 East 83rd Street, a 22-story residential building in the Yorkville section of Manhattan’s Upper East Side. Designed by SLCE Architects and developed by Lalezarian Group, the 235-foot-tall structure will yield 84,266 square feet with 70 residential units, as well as cellar and ground-floor retail space. The homes will average 1,203 square feet, likely indicating condominiums. Hudson 37 LLC is the general contractor for the project, which is located at the corner of East 83rd Street and Second Avenue.

Retailer Century 21 Reopens at 22 Cortlandt Street in Financial District, Manhattan

Century 21 has reopened in its Financial District flagship in Manhattan after nearly three years of closure. Located at 22 Cortlandt Street, the bargain fashion retailer first opened in the 1960s as a family operation run by Al and Sonny Gindi. The size of the store, once ranked among the largest retail locations in Manhattan, has been reduced from its original six-story footprint to four floors at the primary 22 Cortlandt Street building.

Permits Filed for 102-06 37th Avenue in Corona, Queens

Located between 102nd Street and 103rd Street, the interior lot is within walking distance of the 103rd Street-Corona Plaza subway station, serviced by the 7 train. Victor Calle is listed as the owner behind the applications.

Curtain Wall Installation Resumes on 450 Eleventh Avenue in Hudson Yards, Manhattan

Exterior work is continuing on 450 Eleventh Avenue, a 51-story hotel skyscraper in Hudson Yards. Designed by DSM Design Group and developed by Marx Development Group, the 642-foot-tall structure will yield 379 guest rooms, a business center, a ballroom, and a fourth-floor restaurant with a bar and outdoor terrace. Atria Builders is the general contractor for the project, which is located at the corner of West 37th Street and Eleventh Avenue, directly across from the Jacob K. Javits Center.

Interior Renderings Revealed for Estela at 414-445 Gerard Avenue in Mott Haven, The Bronx

The Domain Companies has shared a collection of interior renderings for Estela, a two-building rental property at 414 and 445 Gerard Avenue in the Mott Haven section of The Bronx. Designed by S9 Architecture, the development contains a mix of 380 market-rate apartments, 164 affordable housing units, and around 9,000 square feet of ground-floor retail space. The property is located near the Harlem River between East 144th and 146th Streets.

Foundations Underway for Extell’s 403 East 79th Street on Manhattan’s Upper East Side

Foundation work is underway at 403 East 79th Street, the site of a 30-story medical office building in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell Development Company, the structure will yield 400,000 square feet of Class A offices and retail space on the ground floor and cellar levels. The Hospital for Special Surgery has signed on as the anchor tenant and will occupy 200,000 square feet across the first eight stories. Ancora Engineering is the engineer of record and Lendlease is the general contractor for the property, which is alternatively addressed as 1522 First Avenue and located between East 79th and East 80th Streets.

Derelict Townhomes Ready for Repair Work at 18-20 Christopher Street in Greenwich Village, Manhattan

Repair work is set to begin on 18-20 Christopher Street, a pair of derelict two-story homes in Greenwich Village, Manhattan. Owned by Nazarian Property Group, the structures have been issued an order to vacate from the Department of Buildings and currently stand in a state of significant disrepair. The townhomes at 18-20 Christopher Street were constructed in 1827 and are located between Gay Street to the east and Waverly Place to the west.
