17-Story, 397-Unit Mixed-Use Building Rises to Fourth Floor at 515 Marin Boulevard, Jersey City

Construction is underway on the fourth floor of the 17-story, 397-unit mixed-use building being developed at 515 Marin Boulevard, located between Eighth and Ninth streets in the Hamilton Park section of Jersey City. The construction update is possible thanks to a photo posted to the Forums. Dubbed Marin Residences, it will also feature 20,000 square feet of ground-floor retail space. Residential units will be located above, of which 20 percent (80 units) will be designated as affordable. It’s unclear if the apartments will be rentals or condominiums. A 261-car parking garage is also being built, in addition to a 30,000-square-foot public park directly behind the project. Kushner Real Estate Group and Claremont Properties are the developers. HWKN Architects is behind the design and completion is expected in late 2017.

City Announces Master Plan to Redevelop Shuttered Seaview Hospital Into Mixed-Use Complex, Staten Island

The New York York City Economic Development Corporation (NYCEDC), with Staten Island Borough President James Oddo, has announced the master plan to redevelop the severely dilapidating Seaview Hospital complex at 460 Brielle Avenue, located in central Staten Island. The mixed-use redevelopment, dubbed Sea View Healthy Community, will include medical space, retail, residential units, and community facilities/public open space. Currently, the city is in the process of allocating funding for infrastructure improvements and upgrades. The NYCEDC is planning to launch the application processes, a formal Request for Expressions of Interest (RFEI), for individual components of the redevelopment later this year. The campus sits within the New York City Farm Colony-Seaview Hospital Historic District, which means the Landmarks Preservation Commission must approve the design of all of project’s components. So far, the LPC has approved plans for a two-story Meals on Wheels building.

Goethals Bridge Replacement: Twin Spans on Track to Become City’s First New Crossing in Half a Century

As far as skyline watchers like ourselves are concerned, we live in a glorious time. But with our gaze normally aimed upon the ever-rising skyscraper pinnacles, we sometimes forget that we live in the greatest bridge-building era in more than half a century. At least three major bridges in New York City and its vicinity are being replaced with new spans, with major reconstruction underway on several more. Of these, one of the easiest projects to miss might be the twin replacement spans of the Goethals Bridge, which will connect Staten Island’s Howland Hook and Elizabeth, New Jersey. Upon their 2018 completion, the cable-stayed spans will stretch across the Arthur Kill, replacing the cantilever span that has served the borough since 1928.

Six-Story, 110-Unit Residential Building Planned at 22 Burling Lane, New Rochelle

ELD Properties and Equity Land Developers are planning a six-story, 110-unit residential building at 22 Burling Lane, in downtown New Rochelle. That’s in southern Westchester County. Dubbed Millennia, the project will have rental apartments ranging from studios to two-bedrooms, 11 of which will rent at below-market rates as affordable housing, Westfair reported. Amenities will include a fitness center, a yoga room, a business center with conference rooms, a lounge, private residential storage space, a pet park, and a 146-car parking garage. The developers also want to build a path along the New England Thruway (I-95) that connects to a park they’re planning at the end of Burling Street. The park will include an existing pedestrian bridge, expected to be reopened, that crosses the Thruway. The assemblage at 22-26 Burling Lane includes a two-and-a-half-story house and a three-story office building. Demolition is expected to begin in the next few weeks, with completion of the new building scheduled for 2017. The city’s Metro-North Railroad station is on the other side of the Thruway.

Former Verizon Building at 375 Pearl Street Gets a New Look

The monolithic former Verizon building at 375 Pearl Street is finally getting an upgrade. The 32-story telephone switching building is still outfitted with tiny, three-foot-wide windows, but big pieces of the upper floors have been removed and replaced with glass.

The supertall mixed-use tower planned at 45 Broad Street will shimmer at its apex, over 1,100 feet above the streets of Lower Manhattan. But at ground level, the Financial District project will bring new services to those who won’t even enter the building. On Tuesday, the Landmarks Preservation Commission voted to approve new subway elevators planned on Broad Street.

66-Story, 1,400-Unit Mixed-Income Residential Tower Planned at 260 South Street, Lower East Side

Two Bridges Associates (a partnership between L+M Development Partners and the CIM Group) filed pre-applications earlier this year with the Department of City Planning for a 66-story, 1,400-unit residential tower at 260 South Street, on the Lower East Side. The building, which is in the early stages of development, will encompass 1.1-million square feet and stand 718 feet in height, the Lo-Down reported. Twenty-five percent of the project’s residential units, or 350 apartments, will be designated as affordable housing. The structure would be built on an existing parking lot along South Street. An underground parking garage would be built to retain the spaces. In addition to a new tower, the project includes expanding the retail footprint on the ground floors of 265 Cherry Street and 275 Cherry Street, two existing 26-story residential towers (called Lands End II) with 491 apartments located on the northern end of the property. Rutgers Park, located on the western end, is also expected to see a renovation. It’s unclear whether the project requires approval via the city’s Uniform Land Use Review Procedure (ULURP).

No L Train Service Under East River for 18 Months for Hurricane Sandy Repairs

Mild suffering for a long time or significant hardship for a shorter time. Those were the choices faced by the Metropolitan Transportation Authority when it came to post-Hurricane Sandy repairs on the L train tunnel under the East River. The MTA has opted for the latter option.
