Gotham Organization, Inc. is developing almost an entire city block between West 44th & 45th Streets and 10th & 11th Avenues. Known as Gotham West, this LEED project includes approximately 1,240 rental units housed in 4 buildings, a 200 space below-grade parking garage and approximately 17,000 square feet of retail. Over the last several years, Gotham has worked with the City of New York, community organizations, and the City’s governing agencies to rezone the site from manufacturing to residential use.
The development will include a 31-story tower located on 11th Avenue with approximately 700 units as well as neighborhood retail and below-grade parking. Adjacent to the tower, another mid-rise building will house 297 affordable housing units available to low, moderate and middle income families. Further east towards 10th Avenue, two 14-story buildings will be situated atop a platform over Amtrak train tracks and will include an additional 243 units of affordable housing.
The overall project is being architecturally designed by SLCE Architects with interiors by SPaN (Stonely Pelsinki architects Neukomm LLC) and landscape architecture by Thomas Balsley Associates. Gotham Construction will serve as Construction Manager. Construction is anticipated to start during the third quarter 2011.

Gotham’s vertically integrated team exclusively developed, built, marketed, and asset manages this premier property that has set a new standard for luxury rental living. The Corner at 200 West 72nd Street is an iconic residential landmark located at one of the last great developable corners on Manhattan’s Upper West Side. Situated at the southwest corner of Broadway, the highly coveted location is the site of a 19-story, 196-unit luxury modernist rental residence that combines Studio, One, Two, and Three Bedroom residences. As one of the most energetic pedestrian corridors in the city, the project also incorporates 4 stories of retail that includes a Trader Joes outpost, Bank of America and Duane Reade. Adjacent to the West 72nd Street subway station, the project is unrivaled in its location, convenience, and amenity and finish package.
A stark departure from the pre-war architecture of the UWS, 200 West 72nd Street is modernist in design with 80% glass window wall. It is built at an open, 118 degree angle, which allows for two elevations to seamlessly meet and wrap together to create a continuous curved façade. A dominant feature is a series of 16 private terraces along the outer perimeter which creates a cascading effect that is central to the design. Residences are designed with an extraordinary level of detail. Many apartments are large one-of-a-kind layouts, and include oversized plate glass windows, oak strip flooring, island kitchens and 4-piece master bathrooms. Adding to the project’s allure is its amenity and common spaces that add the element of discovery – from the 1700 individual crystals used to create the undulating chandelier in the lobby, and the intricate pattern of the travertine lobby floors; to the artisan embellishments such as the custom designed door knocker and corridor light fixture. While the exterior architecture achieves an ethereal quality in elevating light within the building, the interiors are rooted in authenticity and grounded sensibility. 200 West 72nd Street is topped by an extraordinary roof terrace that features a fireplace, projection screen, and meditative zones for sunbathing and relaxing.
The property is environmentally conceived and has earned a LEED Silver rating. Sustainable features include low-e glass for extremely low reflectivity; residences isolated and pressure sealed from adjacent units and public corridors; and low-light landscaping that uses 54% less potable water.

90 East End Avenue, a 43-unit, 22-story condominium, was contextually constructed in an Italian Renaissance palazzo-style design to complement a pre-war architectural standard reminiscent of a bygone era of artisan craftsmanship. It is a modern day ode to the timelessness of Upper East Side’s Gracie Square. Many of the individual residences were conceived as one-of-a-kind layouts, including full floor and duplex layouts that feature formal dining rooms, eat-in-kitchens, crown moldings, 9 foot ceilings, strip wood floors laid in a true herringbone pattern, and banister staircases. The exterior brick façade is accented by cast stone bands above the 3rd floor, and Indiana limestone along the perimeter of the first and second floors. The lobby has finely detailed appointments that include crotched Mahogany millwork, and a floor that incorporates three types of inlaid imported Italian marble.

The Langston, a 330,000 square foot, 180-unit mixed-income luxury condominium represents the latest work in Gotham’s long history of development and construction in historic Harlem, and is the first substantial mixed-use, luxury residence to be built along the West 145th Street corridor. It is the second project in a series of two Harlem development sites awarded to Gotham under the Cornerstone Program, a multi-family housing initiative whose goal is to create 3,000 new middle-income and market-rate housing units on vacant city-owned land. The Langston served as a prototype development, combining housing opportunities under one roof for mixed-income households to create a wider economic spectrum of home ownership. 118 units were offered to households that met city-mandated income requirements, and 59 units were sold as market luxury condominiums. The top two floors feature penthouse duplexes with dramatic 18-foot window walls, dual floor entry, and private terraces that offer unobstructed, protected views. Kitchens feature stainless appliances, stone kitchen counters and Sienna Applewood cabinetry. Master bathrooms are appointed with Crema Pearl Italian marble, oversized shower, Kohler spa tub and custom vanity. The lobby infuses warm natural elements that combine Natural Wenge Tropical Hardwood paneling, and quartz terrazzo flooring. The development features an on-site attended garage, private fitness facility and residents’ terrace with children’s playground.
The project includes over 30,000 square feet of retail on the ground and mezzanine floors, and is occupied by a Starbucks Coffee, an 18,000 square foot New York Sports Club, and Bank of America retail branch, all of which further establish 145th Street as a lively retail corridor, promoting community interaction and an active lifestyle. Gotham’s significant role in this new wave of residential development has provided the impetus for the arrival of amenities and services to this dynamic community.

The Hamilton at 300 West 145th Street represents the first in a series of projects awarded to Gotham as designated developer and builder under the New York City Housing Preservation and Development’s Cornerstone Program, an initiative that seeks to create middle-income home ownership in areas where the city has made significant housing and commercial investments for community redevelopment.
The 110,000 square foot property features 77 moderate-income cooperative housing units, ground floor retail, and a garage. Interiors feature floor-to-ceiling windows, a double-height lobby, fitness center, interior courtyard, and private terraces that wrap the perimeter of the penthouse floor. The architecture adjusts to the sloping condition, and combines 6 stories on Edgecombe Ave., and 9 stories on Bradhurst Ave. to create uniformity in the building’s elevation line. Perfectly situated on a main East-to-West corridor of Harlem, the property is located directly across from the Jackie Robinson Park, and one block east from the mass transit system. Recognizing the unseen potential of the location, both Chase Bank and Duane Reade made significant investments in the community and occupy the retail space at the base of the property.
