1705 Dean StreetAndor Deutsch is filing applications to construct a five-story and 25-unit residential building of nearly 17,000 square feet at the vacant lot of 1705 Dean Street, in northeastern Crown Heights; De-Jan Lu of Duju Architects is designing.

205 Spencer StreetProperty owner Joel Landau has filed applications to construct a four-story and six-unit residential building of nearly 4,000 square feet at 205 Spencer Street, in northwestern Bedford-Stuyvesant; demolition of a dilapidated two-story townhouse is expected to begin today, per notifications.

1281 East 34th StreetThe property owner of 1281 East 34th Street — in Flatlands — has filed to construct a three-story and single-family abode of 3,674 square feet; an existing two-story structure must first be demolished.

Queens:

32-45 Queens BoulevardLai Ho Chen — of Fongtar Realty — has filed applications to construct a 26-story and 150-room mixed-use hotel building — totaling 104,424 square feet —  at 32-35 – 32-45 Queens Boulevard, in eastern Long Island City. A two-story commercial structure must first be demolished; Raymond Chan is designing.

132-10 Liberty AvenueDerrick Ramdeen has filed applications for a four-story and 10,330 square-foot commercial building at 132-10 Liberty Avenue, in northeastern South Ozone Park. A two-story, wood-framed building must first be demolished; Cosentino & Whyte is designing.

55-58 64th StreetThe property owner of the vacant lot at 55-58 64th Street — in Maspeth — has filed applications to construct a three-story and two-unit residential building of 3,535 square feet; the site’s two-story predecessor was demolished in 2010.

54-23 102nd StreetKen L Cheung — of 31-13 LLC — has filed applications to construct a four-story and five-unit residential building of nearly 3,500 square feet at 54-23 102nd Street, in Corona; an existing two-story structure passed demolition inspection in March.

110-43 160th Street: Property owner Sumasar Nohar has filed applications to construct a two-story and two-unit residential building of 2,030 square feet at the vacant lot of 110-43 160th Street, in Jamaica; the site’s two-story predecessor had been demolished in 2010.

10 Chester WalkBreezy Point Cooperative has filed applications — at 10 Chester Walk, in Breezy Point — “to replace [the] previous structure destroyed by Sandy” with a two-story and single-family abode of 1,443 square feet.

Staten Island:

94 Poillon AvenueFarooq Sultan has filed applications to construct a three-story, single-family building of 3,442 square feet at 94 Poillon Avenue, in Annadale; a single-floor abode will need to be demolished.
