54-27 Myrtle Avenue [Brownstoner]: Developer AB Capstone has revealed renderings of a 17-story, 200,000 square-foot mixed-use building at their development site 54-27 Myrtle Avenue and 3-36 – 3-50 St. Nicholas Avenue, in southern Ridgewood. No new building permits have been filed with the DOB.

185 Bowery [Bowery Boogie]: CitizenM is set to break ground at 185-191 Bowery, in the Bowery, where plans have been approved for a 19-story, 300-key hotel building and nearly 3,400 square-foot public plaza. The development site has been sitting vacant since its predecessors were been demolished in 2012.

1175 Boston Road

1175 Boston Road [DNAinfo]: Topped off last Fall, Boston Road Residence —  a 12-story, 154-unit affordable residential building at 1175-1191 Boston Road, in Morrisania — is expected “to open by this summer” to move-ins. Developer Common Group is slated to complete construction of the 90,000 square-foot structure this Spring.

2100 Bedford Avenue [Brownstoner]: Activity has kicked-off at 2100-2110 Bedford Avenue, in Prospect Lefferts Gardens, to demolish three existing 2.5-story wood-framed structures. In their place, Metropolitan Homes is developing an eight-story, 78-unit residential building, filed in December, and Karl Fischer is designing.

538 West 147th Street

538 West 147th Street [Harlem+Bespoke]: Cushman & Wakefield is marketing the vacant, nearly 5,000 square-foot lot at 538 West 147th Street, in Hamilton Heights, for $6 million. The parcel boasts 23,600 square feet of building potential, and conceptual renderings depict an eight-story residential structure.

137-67 Queens Boulevard [Brownstoner]: The single-story, nearly 9,000 square-foot commercial structure at 137-67 Queens Boulevard, in Briarwood, has recently been acquired for roughly $5.56 million. The site boasts nearly 20,900 square feet of residential and commercial building potential.
