Residential development in Greenpoint is heating up so quickly that even less desirable spots—like a former chemical plant on a highway-like stretch of McGuiness Boulevard—can command big bucks and sprout apartment buildings.
Earlier today, an LLC filed a building application for a six-story apartment building at 215 Freeman Street, on the corner of McGuinness Boulevard near the Pulaski Bridge. The new development will have 25 apartments spread across 16,031 square feet of space, as well as 13 subterranean parking spots. Since the average unit size is only 641 square feet, rentals seem likely. There will be five apartments per floor, as well as 13 bike storage spaces in the cellar.
It’ll replace a low-slung brick factory that produced airplane cleaning chemicals and sold for $7,500,000 last month. The previous owner, Nuvite Chemical Company, had run a factory there since 1978.
Permits list the developer as South Williamsburg-based Yidel Hirsch of Corner Freeman LLC, and the architect as Julien Flander.
This project is just one of several small and medium-sized developments underway in northern Greenpoint, including a stone-clad apartment building on Clay Street and a boxy passive house nearby on Freeman Street. And none of it’s far from the neighborhood’s waterfront megaprojects at Greenpoint Landing and 77 Commercial Street.
