A Little Bushwick House Wants to Expand at 223 Central Avenue

New construction has been growing in southern Bushwick for a few years, but small homeowners are just beginning to cash in on the rising rents by adding extra stories and apartments to their homes. Yesterday, the owner of a humble brick house at 223 Central Avenue in Bushwick filed plans to triple the size of the two-story building.

The 25-foot-tall structure would rise to 50 feet, and the interior would expand from 1,700 to 5,400 square feet. The home between Stanhope and Himrod Streets currently has two units, one on each floor. After the expansion, the building would have two units per story, including one duplex spread between the cellar and first floor and two penthouse duplexes on the fourth floor.

The alteration application details eight apartments divided across 5,485 square feet of residential space, yielding average units of just 685 square feet. Fortunately, the project is just small enough to avoid the city’s onerous parking requirements.

The developer is listed as Joel Greenfield of Aview Builders. The 2,500-square-foot property hasn’t changed hands recently, and public records indicate the current owners, Justo and Olga Pena, bought the house in 1996.

Architect Genaro Urueta, who’s based just north of the cemeteries in Maspeth, applied for the permits.
