The affordable housing lottery has launched for 101-7 91st Street, a four-story mixed-use building in Ozone Park, Queens. Designed by Gerald Caliendo Architect and developed by Solomon Davydov of HIIC Builders, the structure yields 12 residences. Available on NYC Housing Connect are four units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $86,400 to $181,740.

Amenities include pet-friendly policies, assigned parking spaces, a shared laundry room, elevator, and a virtual doorman. Units come with air conditioning, high-speed internet, smart controls for heating and cooling, intercoms, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 130 percent of the AMI, there are four one-bedrooms with a monthly rent of $2,520 for incomes ranging from $86,400 to $181,740.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 25, 2024.

  2. The best thing about it is the rats nest of telephone and electric wires in front of it.

  3. The EIFS needs to be stopped on a citywide DOB level. You cannot tell me that of all the things that code demands in this city, the requirement of the developer to pay for an aesthetically pleasing façade made of appealing non-styrofoam materials shouldn’t be one of them.
