Revealed: 170 West Street, Greenpoint

Earlier this year, Brownstoner caught the first glimpse of the boutique condo development at 170-174 West Street in Greenpoint. Now YIMBY has renderings for the six-story project designed by StudiosC Architects, who are headquartered a few blocks away on Greenpoint Avenue.

Although 170 West was filed as two buildings, it will look like a single, 70-foot-tall structure. The facade shares some similarities with 21 Powers Street, another upscale condo project YIMBY revealed last month in East Williamsburg. Both exteriors sport a mottled white and gray brick, corten steel on the setback and ground floor, and an aluminum-clad penthouse. But West Street is a little more simple and modern.

The finished product will host 15 apartments divided over 22,770 square feet of residential space, for spacious units averaging 1,518 square feet each.

Two units will be duplexes, and several apartments on the third, fourth and fifth floors will have private outdoor space. And the sixth floor will be setback, creating a large balcony for one of the top floor units. There won’t be any parking, and the developer likely filed the development as two buildings to sidestep the city’s parking rules, which would call for seven parking spots in a 15-unit building.

The developer is Gal Nagar of Upper West Side-based HML Developments. He picked up the three empty lots at 170, 172, and 174 West for a combined $3,700,000 in November 2013. The 12,385-square-foot assemblage takes up about a third of the block between Green and Huron Streets, and yet another condo project, the Gibraltar, will rise next door at 160 West Street.

And across the street, construction recently began on a 39-story tower at 145-155 West Street, the former Huxley Envelope factory site next to the India Street Pier.
