The affordable housing lottery has launched for The Dome, a nine-story mixed-use building at 237 McGuinness Boulevard in Greenpoint, Brooklyn. Designed by JFA Architects & Engineers and developed by The Jay Group, the structure yields 70 residences. Available on NYC Housing Connect are 21 units for residents at 80 to 120 percent of the area median income (AMI), ranging in eligible income from $65,109 to $227,500.
Amenities include a state-of-the-art fitness center, a yoga/dance studio, a garden, garage, bike storage lockers, common area Wi-Fi, recreation room, business center, package lockers, virtual doorman, and a rooftop lounge. Units are equipped with washers and dryers, intercoms, air conditioning, hardwood floors, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove and heat.
At 80 percent of the AMI, there are two studios with a monthly rent of $1,757 for incomes ranging from $65,109 to $103,680; four one-bedrooms with a monthly rent of $1,875 for incomes ranging from $69,909 to $116,640; and seven two-bedrooms with a monthly rent of $2,232 for incomes ranging from $84,069 to $140,000.
At 120 percent of the AMI, there are three studios with a monthly rent of $3,423 for incomes ranging from $117,360 to $168,480; one one-bedroom with a monthly rent of $3,661 for incomes ranging from $125,520 to $189,540; and four two-bedrooms with a monthly rent of $4,376 for incomes ranging from $150,035 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 7, 2025.

I don’t see the dome.
If you bisect a dome and its supporting structure you get an arch. There are many arch motifs to be found in the Dome, as well as numerous curving and curvilinear touches throughout. To my eye these distinctive features are more pleasing and perhaps even a more elegant in appearance than the harshness of the usual sharp edges found so often in modern architecture. However if one is desperate to find a true dome in Greenpoint one might see the dome of the former Greenpoint Savings bank from the roof of the Dome. It’s a few blocks to the southwest and was shown from above as part of a mosque in the move “The Siege”. Nowadays, with it’s stately landmarked interior under that dome, it’s being proposed as a cannabis lounge and dispensary
Maybe they should have named it Archy Bunker.
I don’t think the large aggregate terrazzo tile look is going to age well. The facade looks pleasant enough.
It feels like they just knocked a few 100 bucks of the market rent to get some tax breaks. Not that much cheaper than what I reckon market rate is there…
