Revealed: 615 Dean Street, KPF-Designed Pacific Park Condo Tower

Back in June, YIMBY reported that Greenland Forest City Partners’ filed new building applications for a condominium tower at 615 Dean Street. And now we have the first rendering for the 26-story project, which is being designed by Kohn Pedersen Fox.

The structure will be the sixth to rise in Greenland’s Pacific Park redevelopment, which is now chugging along at a very rapid pace. COOKFOX’ designs for 550 Vanderbilt and 535 Carlton were also recently revealed, and this tower will borrow design elements from both.

The facade will feature precast concrete, like 550 Vanderbilt, and the base will be clad in the same brownstone brick as 535 Carlton. While the building will borrow those materials, the exterior will still be quite different from either of those components of Pacific Park, with irregularly spaced rows of windows, as well as one side that’s entirely glass.

As for the building’s interior breakdown, 615 Dean Street will hold 245 units, which will split 312,746 square feet of residential space. With its 26 floors rising 278 feet, ceilings will be generous, and condominiums will average over 1,200 square feet apiece.

On the street level, the building will have 4,400 square feet of retail space. Though hard to imagine at the moment, the rise of Pacific Park will create over 6,000 apartments and 15 different buildings.

More importantly, this will extend the physical presence of Downtown Brooklyn by several blocks. While the official boundaries of the neighborhood exclude the area, the built fabric of Pacific Park will be a much closer match to the evolving typology along the Fulton Street corridor, where 500-foot residential towers with significant retail or community components will soon be a dime-a-dozen.
