Housing Lottery Launches for Throop Corners in Brooklyn’s Broadway Triangle

Throop Corners at 88 Throop Avenue

The affordable housing lottery has launched for Throop Corners, an eight-story residential building at 88 Throop Avenue in the Broadway Triangle neighborhood of Brooklyn. Designed by Marvel Architects and developed by Mega Contracting and a development collective referred to as Unified Neighborhood Partners, the structure yields 140 residences. Available on NYC Housing Connect are 125 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $21,566 to $173,920.

Amenities include a bicycle storage, stroller storage, package room, landscaped ground-level courtyard, multipurpose community room, ground-floor laundry room with adjoining lounge, laundry rooms on the second, fourth, and sixth floors, an eighth floor community room, and a landscaped roof terrace.

At 30 percent of the AMI, there are three studios with a monthly rent of $544 for incomes ranging from $21,566 to $37,290; five one-bedrooms with a monthly rent of $689 for incomes ranging from $26,949 to $41,940; two two-bedrooms with a monthly rent of $815 for incomes ranging from $32,332 to $50,310; three three-bedrooms with a monthly rent of $931 for incomes ranging from $37,372 to $57,780; and one four-bedroom with a monthly rent of $1,024 for incomes ranging from $41,658 to $65,220.

At 40 percent of the AMI, there are three studios with a monthly rent of $777 for incomes ranging from $29,555 to $49,720; five one-bedrooms with a monthly rent of $980 for incomes ranging from $36,926 to $55,920; two two-bedrooms with a monthly rent of $1,165 for incomes ranging from $44,332 to $67,080; two three-bedrooms with a monthly rent of $1,334 for incomes ranging from $51,189 to $77,040; and two four-bedrooms with a monthly rent of $1,474 for incomes ranging from $57,086 to $86,960.

At 50 percent of the AMI, there are three studios with a monthly rent of $1,010 for incomes ranging from $37,543 to $62,150; four one-bedrooms with a monthly rent of $1,271 for incomes ranging from $46,903 to $69,900; two two-bedrooms with a monthly rent of $1,514 for incomes ranging from $56,298 to $83,850; two three-bedrooms with a monthly rent of $1,738 for incomes ranging from $65,040 to $96,300; and three four-bedrooms with a monthly rent of $1,925 for incomes ranging from $72,549 to $108,700.

At 60 percent of the AMI, there are 13 studios with a monthly rent of $1,243 for incomes ranging from $45,532 to $74,580; 38 one-bedrooms with a monthly rent of $1,563 for incomes ranging from $56,915 to $83,880; four two-bedrooms with a monthly rent of $1,864 for incomes ranging from $68,298 to $100,620; eight three-bedrooms with a monthly rent of $2,142 for incomes ranging from $78,892 to $115,560; and six four-bedrooms with a monthly rent of $2,375 for incomes ranging from $87,978 to $130,440.

At 80 percent of the AMI, there are three studios with a monthly rent of $1,709 for incomes ranging from $61,509 to $99,440; four one-bedrooms with a monthly rent of $2,145 for incomes ranging from $76,869 to $111,840; two two-bedrooms with a monthly rent of $2,563 for incomes ranging from $92,263 to $134,160; two three-bedrooms with a monthly rent of $2,949 for incomes ranging from $106,560 to $154,080; and three four-bedrooms with a monthly rent of $3,275 for incomes ranging from $118,835 to $173,920.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 20, 2024.

  2. AMI is calculated based on a family of four and is around 71K. Basing the price of a studio on AMI is misleading because what family with four people is going to move into a studio apt?
