Yesterday, a new building permit application was filed for a small residential project in the Court Square section of Long Island City. A developer is seeking to erect an eight-story, eight-unit building at 42-43 27th Street, a block and a half south of the Queensboro Bridge.
The developer behind the project is Green Land 27 LLC, headed by Xi Zhao of Rego Park (presumably no relationship with Greenland Group, a very large state-owned Chinese developer). Tan Architect, headed by Flushing-based Chang Hwa Tan, filed for the permit.
The project includes a 1,500-square foot retail space on the base, two apartments on the second floor, and then full floor units all the way to the eighth floor, for an average of around 1,000 square feet each. The developer paid nearly $1.7 million for the land, and while the unit sizes could go either way, we’re guessing the project will be condos.
Development on 27th Street already includes a skyscraper (Heatherwood’s 27-story “27 on 27th” building) and a bulkier mid-rise right next door. While growth in the Court Square section of Long Island City may be patchy now, the rezoning enabled the sort of organic growth on both small and large lots that will eventually give the neighborhood a wider range of building types than on, for example, the waterfront in Hunters Point.
