Back in July, YIMBY posted about an application filed for a new 10-story building at 2211 Third Avenue, located on the corner of 121st Street, on behalf of HAP Investment Developers. Now, we have the reveal for the project, which is being designed by Karl Fischer Architects.
The DOB filings indicate that 2211 Third Avenue’s 83,000-square foot residential component will be spread over 93 apartments, while the retail portion will measure 12,000 square feet.
HAP bought the site from the previous owner Tahl Propp Equities for $13 million, and its development is a major positive for the neighborhood, which has seen significant infill since a 2003 rezoning boosted densities on some of its avenues. To the northwest, Harlem’s tallest building is now under construction at 1800 Park Avenue, and to the southeast, the residential towers proposed for East River Plaza will further enliven the neighborhood.
While the large-scale projects will add significant heft to Harlem’s newly-growing skyline, developments like 2211 Third Avenue are equally important, and fill the gaps left by post-war decay. East Harlem still has an abundance of air rights and land, and the de Blasio administration’s proposed further densification of the neighborhood may help relieve price pressures in neighborhoods farther afield.
HAP has several other small-scale projects in the surrounding blocks, including 247 East 117th Street and the controversial 329 Pleasant Avenue, designed by Karim Rashid and first revealed by YIMBY last year. While HAP has tapped Rashid to design several of their Manhattan developments, it appears 2211 Third Avenue will lack his signature futuristic style, instead offering a toned-down and relatively contextual creation by Fischer (replete with PTACs that are all too prevalent in the majority of New York City’s new rental developments).
2211 Third Avenue will likely house rental apartments, and completion is likely by late 2016.
