Housing Lottery Launches for Ray Harlem at 2035 Fifth Avenue in Harlem, Manhattan

The affordable housing lottery has launched for Ray Harlem, a 21-story mixed-use building at 2035 Fifth Avenue in Harlem, Manhattan. Designed by Handel Architects and Frida Escobedo and developed by Ray and LMXD, the structure yields 222 residences. Available on NYC Housing Connect are 58 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $31,132 to $218,010.

Amenities include pet-friendly policies, bike storage lockers, shared laundry room, 24-hour attended lobby, gymnasium, yoga and dance studio, media room, party room, outdoor areas, on-site resident manager, concierge, green space, library, workshop, communal kitchen, and rooftop terrace. Units come equipped with air conditioning, smart controls for heating and cooling, and name-brand kitchen appliances. Tenants are responsible for electricity including stove and heating.

At 40 percent of the AMI, there are ten studios with a monthly rent of $834 for incomes ranging from $31,132 to $49,720; ten one-bedrooms with a monthly rent of $888 for incomes ranging from $33,326 to $55,920; and three two-bedrooms with a monthly rent of $1,051 for incomes ranging from $39,772 to $67,080.

At 60 percent of the AMI, there are ten studios with a monthly rent of $1,301 for incomes ranging from $47,143 to $74,580; ten one-bedrooms with a monthly rent of $1,388 for incomes ranging from $50,469 to $83,880; and three two-bedrooms with a monthly rent of $1,651 for incomes ranging from $60,343 to $100,620.

At 130 percent of the AMI, there are four studios with a monthly rent of $2,935 for incomes ranging from $103,166 to $161,590; seven one-bedrooms with a monthly rent of $3,140 for incomes ranging from $110,538 to $181,740; and one two-bedroom with a monthly rent of $3,643 for incomes ranging from $128,640 to $218,010.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 3, 2025.
