14+C Reaches Street Level at 644 East 14th Street in Manhattan’s East Village

Construction has reached street level on 14+C, a 24-story residential building at 644 East 14th Street in the Alphabet City section of Manhattan’s East Village. Designed by Fischer + Makooi Architects and developed by Madison Realty Capital, the 200,000-square-foot structure will yield 196 rental units in studio to two-bedroom layouts, with an undisclosed portion reserved for affordable housing, as well as ground-floor retail space. The property is located at the corner of East 14th Street and Avenue C.

Recent photographs show crews forming the inner framework of the reinforced concrete superstructure at street level, with steel rebar, concrete formwork, and equipment spread across the corner lot. Concrete pours for the ground-floor slab, columns, and walls should be imminent, and the building could begin its vertical ascent by early summer.

The rendering in the main photo depicts a large rectangular massing with a pair of tapering setbacks on the upper half. The façade will be composed of light-gray porcelain paneling and a grid of floor-to-ceiling windows, while the retail frontage will be clad in darker metal paneling around its expansive windows. New tree-lined sidewalks and raised planters will surround the building.

Residential amenities will include a fitness center, a tenant lounge, and a fully furnished roof deck with panoramic views of the East River.

The nearest subway from the property is the L train at the 1st Avenue station to the west.

644 East 14th Street’s anticipated completion date is slated for August 2025, as noted on site.

  1. Manhattan needs far more of these residential filler buildings on underutilized sites. Preferably with an affordable component like this one.

    All that precautionary bracing on the neighboring building seems a bit ominous.

    It deserves to be dismantled, as the attraction with a pair of tapering setbacks too strong to ignore: Thanks to Michael Young.

    • At some point that building was evacuated due to instability caused by this construction. I don’t know if the tenants have been allowed to return. This really should have been discussed in this article.

  6. 400 new residents should create enough foot traffic to anchor the eastern end of 14th street and to add some new activity to the underutilized commercial spaces between Avenue B and Avenue C

  7. Not sure what explains the apparent setback from Ave C. Hopefully that’s just the rendering. Great project otherwise.
