280 Eighth Avenue Begins Vertical Ascent in Chelsea, Manhattan

Construction has begun to rise on 280 Eighth Avenue, a 12-story residential building in Chelsea, Manhattan. Designed by SLCE Architects and developed by Red Apple Group under the RA 280 Development LLC, the 172-foot-tall structure will span 95,561 square feet and yield 104 rental units with an average scope of 650 square feet, of which 28 as designated as affordable housing, as well as 6,083 square feet of retail space, 511 square feet of community facility space, a cellar level, and a 24-foot-long rear yard. The property is situated at the corner of Eighth Avenue and West 24th Street.

The foundation slab and perimeter walls were formed since our last update in early May, when crews were finishing up work on the substructure. In the intervening month, the reinforced concrete superstructure has begun its ascent above the sidewalk shed with wooden formwork and scaffolding aiding in the settling of the latest floor slabs, columns, and walls. Based on the pace of progress, the structure could top out before the end of summer.

Renderings depict the structure composed of an eight-story volume clad in light gray brick at the corner, bookended by narrower sections standing the full 12 stories and clad in dark gray paneling with stacks of balconies. A setback above the eighth story leads to a recessed upper volume enclosed in a glass curtain wall lined with black mullions and ventilation grilles, and additional balconies around the three corners. Above the flat roof parapet is a mechanical bulkhead following the outline of the western half of the top floor.

The nearest subways from the property are the C and E trains at the 23rd Street station one block south.

280 Eighth Avenue’s anticipated completion date is slated for November 2025, as noted on site.

    Glad to see new housing and higher density, but the design is kind of a mess.

  3. I applied to this building in housing connect. I live in the area (CB4) and I am a senior and I have all the other requirements but have not heard anything. Do I still have the opportunity to be called for this building? Thank you!

    • stop lying. There’s no application for a building that’s not even built

      • JK, she’s not lying. She’s just confusing 2 buildings with very similar addresses. This unfinished building is 280 Eighth Ave. The building she’s referring to with affordable apartments set aside for seniors is 280 W.24 is nearly complete and was listed on Housing Connect. Its lottery drawing was late last year, and some have been contacted, but I don’t know if anyone has moved in.

        • Thanks for the clarification. 280 W 24th seems to have been finished as its market rate units say they are available for moving in right away

  4. I don’t consider this building big enough (tall) to accommodate the need for housing in the city. It is rather boring and ugly too. Affordable housing is incredibly difficult to find and is not getting much better. Build taller buildings for more people to live in at below market rate. Market rate is ridiculously high. Ridiculous.

    • live somewhere outside of Manhattan then. This is the most expensive metro city in the US and it’s already sinking

    • Why only below market rate? How about normal tax paying people who are also suffering because of the lack of general supplies?
