The affordable housing lottery has launched for 828 Metropolitan Avenue, a nine-story residential building in East Williamsburg, Brooklyn. Designed by Issac & Stern Architects and Swive Interiors, the structure yields 136 residences. Available on NYC Housing Connect are 35 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $35,829 to $218,010.

Amenities include pet-friendly policies, covered parking with assigned parking spaces, bike storage lockers, gym, business center, rooftop terrace, storage, elevator, and a yoga and dance studio. Residences come with name-brand kitchen appliances, countertops, and finishes, and washers and dryers. Tenants are responsible for electricity, which includes stove and heat.

At 40 percent of the AMI, there are nine one-bedrooms with a monthly rent of $933 for incomes ranging from $35,829 to $55,920, and five two-bedrooms with a monthly rent of $1,104 for incomes ranging from $42,720 to $67,080.

At 60 percent of the AMI, there are two studios with a monthly rent of $1,374 for incomes ranging from $50,503 to $74,580; nine one-bedrooms with a monthly rent of $1,463 for incomes ranging from $54,000 to $83,880; and three two-bedrooms with a monthly rent of $1,739 for incomes ranging from $64,492 to $100,620.

At 100 percent of the AMI, there are four two-bedrooms with a monthly rent of $3,010 for incomes ranging from $108,069 to $167,700.

At 130 percent of the AMI, there is one studio with a monthly rent of $3,105 for incomes ranging from $106,458 to $161,590; one one-bedroom with a monthly rent of $3,317 for incomes ranging from $113,726 to $181,740; and one two-bedroom with a monthly rent of $3,963 for incomes ranging from $135,875 to $218,010.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 9, 2024.
