The experimental minds of RB Systems have published a new concept for a plot of vacant land at 265 West 45th Street, in Midtown West, and today YIMBY has a first look at their sky-high renderings. As Manhattan begins to embrace taller and slimmer supertall towers that meet the intense demand of the residential market, the proposal explores how office space could take advantage of the same emerging typology.
It was only back in October that YIMBY reported on 53 West 53rd Street’s surpassing its 50th floor. Now, the supertall residential tower designed by Jean Nouvel is just about to top-out, with an estimate that formwork should be complete by early March, as the last concrete is poured above the 1,000-foot mark for the iconic skyscraper.
The blocks of Midtown West feature some of the largest new developments of any neighborhood in the Five Boroughs, with the Moinian Group’s Sky containing the most apartments of any tower in the city, with over 1,100 in all. But just a few blocks to the northeast, the developer is nearing completion on a slightly smaller 164-unit building at 572 Eleventh Avenue, which will officially be named Oskar, and has now launched its teaser website.
Last year, YIMBY’s pipeline report showed a dramatic decrease in new building filings, with 2015’s multi-family count of 32,702 units falling precipitously, to 19,356 in 2016. Fortunately, the hemorrhaging of pipeline additions has nearly come to a complete stop, and 2017 saw filings for 19,180 multi-family units, a drop of under one percent. Related’s towers rising over the Eastern Railyards as part of the Hudson Yards redevelopment have been well over a decade in the making, but one block to the north, progress has been substantially faster on the redevelopment of the southwest corner of 34th Street and 10th Avenue. YIMBY previously reported that Mitsui Fudosan took a 90% ownership stake from Related as of early September, and now, excavation is underway.
