100 Norfolk Street [Curbed]: Adam America is developing an 11-story, 38-unit cantilevering building at 100 Norfolk Street on the Lower East Side. Replacing a two-story low-rise, the ODA-designed structure will be a great departure from the norm, resembling a glassy staircase; excavation work has commenced.
119 Orchard Street [Curbed]: SAS Property Management is developing a 10-story, mixed-used residential and hotel building at 119 Orchard Street on the Lower East Side. Currently half-way up, the structure has already received cladding made of multi-shaded grey bricks. The Arnold Montag-designed structure will house 16 hotel rooms and four residences.
634 West 52nd Street [The Real Deal]: Developers Jack Guttman and Steve Schwartz have teamed up to construct a nine-story and 200,000 square-foot office building located at 634 West 52nd Street, between 51st and 52nd Streets, on the West Side Highway in Hell’s Kitchen. Designed by Kossar and Gary Architects, office floors will have 15-foot ceilings, and the project is to be delivered “by the first quarter of 2016.”
Flushing Commons [Brownstoner]: A massive, 1.8 million square-foot redevelopment — dubbed Flushing Commons — has broken ground. The first phase of construction will include 150 residential units and 220,000 square-feet of office space.
40 Nevins Street [Brownstoner]: Steel has risen to the fifth floor at 40-46 Nevins Street in Downtown Brooklyn, where CBCS Equities and Barone Management are developing a 13-story, 204-room hotel. The brand has yet to be determined, and the Gene Kaufman-designed building is “fairly unexciting.”
15 2nd Avenue [Brownstoner]: Steel construction has begun at 15 2nd Avenue in Gowanus, where an existing one-story warehouse is receiving two additional floors of commercial space. The warehouse will double in size, totaling 61,307 square feet, according to permits field in March.
1163 Atlantic Avenue [Brownstoner]: Earlier in June, LargaVista Companies filed building applications to construct a one-story restaurant at 1163-1165 Atlantic Avenue in Crown Heights. Although vacant, the plot of land deserves much more than a drive-thu 3,647 square-foot eatery; the brand of restaurant was not disclosed.
350 West 39th Street [Commercial Observer]: Hotel developer Sam Chang has purchased the low-rise at 350 West 39th Street in the Garment District for $112 million; the site “can accommodate a building of up to 300,000 square-feet.” Chang is unsure of what to construct, but is pondering “a residential and hotel” tower.
