Liv@ Murray Park South, 11-30 45th Road, Long Island City, Tops Out at Six Stories High

While the towers rising by the Hunters Point waterfront and around Queens Plaza and Court Square command attention of Long Island City real estate watchers, a number of smaller-scale, residential projects are steadily rising along the quiet, rowhouse blocks between the two development hotspots. In our April 2014 interview, Sam Charney, who is currently developing The Jackson a few blocks to the south, referred to the neighborhood as Hunters Point East. One of such projects is the six-story, 24-unit Liv@ Murray Park South at 11-30 45th Road. Its concrete shell and metal-framed bulkhead have reached their highest point, and the structure awaits curtain wall installation. The building is developed by the Century Development Group and designed by architect Raymond Chan, who is credited with a handful of projects scattered around the neighborhood. Triborough Construction Services Inc. is the general contractor.

New York Wheel

Foundation Work Underway on Base of New York Wheel, 155 Richmond Terrace, St. George

Back in November of 2015, the city approved design changes to the 630-foot-tall New York Wheel project at 155 Richmond Terrace, in St. George, Staten Island. At the time, construction was underway on the project’s four-level accessory commercial building. That commercial structure has since topped out and foundation work is now underway on the base of the Ferris wheel itself. The topped-out commercial structure encompasses 418,901 square feet, and features a 950-car parking garage, exhibition/gallery spaces, ticketing offices/security screening, a bike rental facility, a food hall, and commercial-retail space. The roof will also include a playground, a gallery, a restaurant, a performance stage, and landscaped recreational space. A large part of the building is expected to open this summer, with the entire project scheduled for completion in in 2017. Starneth B.V. is constructing the New York Wheel. S9 Architecture, with Navid Maqami as design principal in charge, and Perkins Eastman, with Jonathan Cohn as project manager, are behind the design.

2926 Brighton 5th Street

Four-Story, Two-Family Residential Building Planned at 2926 Brighton 5th Street, Brighton Beach

Brooklyn-based property owner Arthur Oganov, doing business as High Dynamic Construction Inc., has filed applications for a four-story, two-unit residential building at 2926 Brighton 5th Street, in Brighton Beach, located two blocks from the Brighton Beach stop on the B and Q trains. The structure will measure 4,536 square feet and the apartments should average 1,717.5 square feet apiece. One apartment will be located on the second floor and part of the third, while the other will take up the remainder of the third and the fourth. They will be topped by a roof terrace, which will be exclusive to the upper unit. The ground floor will contain a two-car garage. Sergey Mozer’s Brooklyn-based Mozer Architect Design is the architect of record. Demolition permits have been filed to raze the 1,600-square-foot site’s single-story house.

827-831 Broadway

14-Story, 84,000-Square-Foot Multi-Use Commercial Building Filed at 827 Broadway, Greenwich Village

Back in August of 2015, Quality Capital and Caerus Group acquired, for $60 million, the two four-story, mixed-use buildings at 827-831 Broadway, located between East 12th and 13th streets in Greenwich Village. Now, the developers have filed applications for a 14-story, 84,108-square-foot multi-use commercial building at the site. The building will stand 289 feet above street level. It will feature retail space across parts of the cellar through third floors, 6,394 square feet of medical office space on parts of the second and third floor, and office space on the fourth through 14th floors. Amenities will include storage space on the cellar, a terrace on the fourth floor, and a rooftop terrace. The existing buildings, which together measure 36,500 square feet, include retail on the bottom two floors and apartments on the upper two floors. Chelsea-based CD3 Architecture is the architect of record. Demolition permits have not yet been filed.

531-539 Sixth Avenue

Investment Firm to Purchase Mixed-Use Development Site at 531-539 Sixth Avenue, Chelsea

Hong Kong-based Gemini Investments is in contract to acquire the single-story, 14,000-square-foot commercial building at 531-537 Sixth Avenue and the four-story mixed-use building at 539 Sixth Avenue, in southern Chelsea. The investment firm is paying $53 million for the assemblage, according to The Real Deal. The properties are located at the corner of West 14th Street, and if both existing buildings are demolished, the site can accommodate up to 60,566 square feet of mixed-use development. The single-story building is currently vacant, although the four-story mixed-use building is occupied by a retail tenant and a few residential units. Plans for the site have not been disclosed. Neither demolition permits nor new buildings applications have yet been filed.
