Designed by Hill West Architects and developed by Werwaiss & Co, the structure yields 157 residences. Available on NYC Housing Connect are 48 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $99,292 to $187,330.

Tenants receive one month free rent on initial leases. Residences come with name-brand finishes, dishwashers, air conditioning, hardwood floors, washers and dryers, and balconies for select units. Amenities include a 24-hour attended lobby, gym, yoga studio, dog washing station, common area Wi-Fi, recreation room, bike storage, business center, storage lockers, and rooftop terrace. Tenants are responsible for electricity, which includes heat.

At 130 percent of the AMI, there are 17 studios with a monthly rent of $2,896 for incomes ranging from $99,292 to $138,840; 25 one-bedrooms with a monthly rent of $3,094 for incomes ranging from $106,080 to $156,130; and six two-bedrooms with a monthly rent of $3,689 for incomes ranging from $126,480 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 12, 2023.

This is INCOME LINKED HOUSING FOR UPPER INCOME PEOPLE ONLY.
This isn’t affordable to middle or low income people.
This is a NYS taxpayer subsidy to millionaire developers to build INCOME LINKED housing for high income earners not the low income people who desperately need this housing.
