Permits Filed: 143 Fulton Street, 26-Story Hotel in the Financial District

The narrow blocks next to the Fulton Transit Center are about to get a little more crowded. Plans have been filed for a 26-story hotel at 143 Fulton Street, between Broadway and Nassau Street in the Financial District.

Greenwich Street-based Tribeca Associates wants to knock down a little 2.5-story commercial structure and replace it with a 304-foot-tall building. The first three floors will hold retail, a lobby, and a bar and lounge. Then the hotel’s 228 rooms will begin on the fifth floor, which will have 10 rooms. The sixth through 24th floors will have eleven rooms, and there will be only nine rooms on the 25th story. The cellar will host nine bike parking spots and offices.

When it’s complete, the hotel will span 88,447 square feet of commercial space. It sits on a through-block lot that fronts Ann and Fulton Streets, and permits were filed with an address at 26 Ann Street. SLCE is the architect of record. 

In most neighborhoods, this would be the tallest building on the block. But it’s easily dwarfed by its neighbor at 220 Broadway, a 31-story office building from the 1960s, as well as plentiful nearby high rises, from the century-old, 57-story Woolworth Building, to new additions like 1 World Trade Center, 30 Park Place, and The Beekman.

It’s encouraging that retail will be included, and with any luck, small commercial tenants will return to the new building. YIMBY was unable to reach Tribeca Associates, but we expect the operator will be a mid-range chain like most FiDi hotels. Guests will also have some of the most convenient train access in the city, since half the city’s subway lines intersect at Fulton Transit Center only a few hundred feet away.

The longtime owners, a family trust, transferred the 6,000-square-foot property to Tribeca Associates for an undisclosed amount in May. However, public records indicate that the developer leased the property for $54,130,000 last November.

  1. Sad – this is probably one of the oldest surviving structures in FiDi, wooden or otherwise. I know it’s in a terrible state of repair, but I always get pleasure from seeing the antique bracing and diminutive size contrasted against the WTC. Another slice of history lost to a budget hotel.

  2. Is the existing building particularly old? The Neo-Tudor/Swiss Chalet look suggests the 1920s to me. e.g. http://www.brownstoner.com/blog/2010/07/building-of-the-103/
