368 Throop Avenue [Brownstoner]: An abandoned building at 368 Throop Avenue — on the northwest corner of Throop and Kosciuszko — is being rebuilt, but technically not demolished. The structure will apparently expand in all directions, with plans calling “for a third story addition, extensions to the front and rear, and six units rather than two.”
548 West 22nd Street [Curbed]: Another High Line building at 548 West 22nd Street in Chelsea is slated for residential conversion. The existing portion will be renovated, while “an additional two and a half stories” will rise on top. Architect Joseph Pell Lombardi has designed the rental and gallery building, which will be clad in brick and glass.
281 5th Avenue [Curbed]: The three-story building at the southwest corner of Fifth and 30th Street has traded hands for $99 million. Along with air rights, “Jersey home developer Victor Homes” has bought the building from Kushner and Ironstate Development. Kushner’s vision for a 40-story residential tower is now moribund, though Victor Homes “is likely to follow up with similar plans.”
208 Delancey Street [Bowery Boogie]: The 12-story apartment tower at 208 Delancey in the Lower East Side is slowly continuing construction. Designed by Michael Kang, the nondescript 69-condo building has faced many setbacks in the past year, but steel beams have now reached the fourth floor.
785 Dekalb Avenue [Brownstoner]: SSJ Development is currently constructing a 70-unit apartment building at 785 Dekalb Avenue in Bedford-Stuyvesant. Once complete, the six-story development will have a unique design, with “asymmetrical portholes and a glass dome”. Overall, the modern structure should be a welcomed addition to rapidly gentrifying Bed-Stuy.
719 7th Avenue [Commercial Observer]: Developer SL Green has “agreed to acquire 719 Seventh Avenue for $41.1 million” and demolish the existing three-story structure to accommodate a new building. The site has 28,114 square-feet of air rights, and plans call for a three-story retail building of 25,000 square feet.
