222 Avenue A [EV Grieve]: Extell Development has completed demolition of multiple buildings on East 14th Avenue, between Avenue A and B in the East Village. Replacing the lots — ”consisting of 222 Avenue A and 504-530 East 14th Street (excluding No. 520)” — will be two seven-story residential buildings: No. 500 with 106 units, and No. 524 with 44 units.
560 7th Avenue [Commercial Observer]: Soho Properties, along with two other parties, are redeveloping 560 7th Avenue in the Theater District. Stonehill & Taylor are set to design a new Dream Hotel; the 235-room and 120,000 square-foot building will also have 17,000 square feet of retail.
333 Lenox Road [Brownstoner]: Filings are up for a 13-story residential building at 333 Lenox Road in East Flatbush. The 58-unit structure, which Self Help Community Services is developing, will replace two wood-frame houses.
1676 Broadway [Brownstoner]: Despite possible rezoning, Alembic Community Development is going ahead with a six-story mixed-use project at 1676 Broadway in Bedford-Stuyvesant. Building applications reveal the structure will contain 55 units. The existing two-story low-rise is dilapidated, and the site is a prime candidate for redevelopment.
28-20 Jackson Avenue [Commercial Observer]: Developer Tishman Speyer, teamed with H&R Real Estate Investment Trust, has extensive plans for redeveloping two blocks — bound by Queens Boulevard, Jackson Avenue, and Orchard Street — in Queens Plaza, of Long Island City. The site “is zoned for 1.2 million square feet of mixed-use development — up to 1,600 rental units and approximately 30,000 square feet of retail space.” The first phase of construction will include a 42-story and 700-unit rental tower, where work should start in 2015, and two more buildings will follow.
5 Bay Street [News 1 NY]: The three-acre site directly south of the St. George Ferry Terminal on Staten Island is set to be redeveloped, with construction beginning this winter. Called Lighthouse Point, developer Triangle Equities’ plan is to build “a 12-story apartment complex, 80,000 square-feet of retail space, and a 160-room boutique hotel” over three phases.
339 Hicks Street [Capital New York]: The State University of New York is now planning to sell the Long Island College Hospital — at 339 Hicks Street, in Cobble Hill — for $240 million to developer Fortis Property Group. The developer’s previous bid was tossed because locals wanted to keep the building as an operational hospital.
112 West 25th Street [Crain’s New York]: The three-story building at 112 West 25th Street in Chelsea is about to be demolished; developer John Lam plans to “erect a 270,000 square-foot hotel tower,” costing $300 million.
