As the growing Chinese community sprawls eastward in Queens, YIMBY finds filings for large, mixed-use developments planned further away from bustling downtown Flushing near the end of the 7 train. Yesterday, one developer filed plans for an 11-story building with commercial and community space at 141-26 Northern Boulevard, between Parsons Boulevard and Bowne Street.
Last week, YIMBY brought you an update on the Whole Foods rising on 125th Street in Harlem. Now we have a rendering for another commercial project on the bustling retail strip, a two-story building at 324 West 125th Street, on the corner of St Nicholas Avenue.
The Brearley School, a private all-girls prep school on the Upper East Side, is planning an expansion at 70-74 East End Avenue. Three five-story tenement buildings are set to be razed to make-way for an eight- to ten-story academic building measuring 75,000 to 85,000 square feet, according to Bloomberg Business. The school is currently in the process of receiving financing, and construction is expected to start in early 2017.
Back in 2014, YIMBY revealed renderings of Simon Baron Development’s planned 44-story, 467-unit mixed-use tower at 29-26 Northern Boulevard, in Long Island City, and now excavation has begun, per The Court Square Blog. The building, dubbed QE7, will measure 382,120 square feet, which includes 13,580 square feet of retail space on the first and second floors. SBJ Group is designing, and completion is expected by the summer of 2018.
Single room occupancy hotels, or SROs, are a sad remnant of New York City’s past, and in expensive Brooklyn neighborhoods, SRO status can create significant roadblocks for homeowners who want to buy and renovate a building. But one homeowner has gotten all her paperwork in order and filed plans to convert an SRO at 82 Dean Street in Boerum Hill into a large single-family home.
