470 Dean Street Nears Completion, Downtown Brooklyn

Across the street from the latest towers rising as part of the Atlantic Yards redevelopment (now known as Pacific Park), another small building is just about to reach the finish line. The facade is mostly up and the structure has topped-out at 470 Dean Street, which stands eight floors in all, and the latest photos of progress come from Tectonic via the YIMBY Forums.

Applications filed with the Department of Buildings show that the project’s architect is Richard Saunderson of Avinash Malhotra Architects, and it is being developed by Scott Domansky of PRD Realty.

The building will have a 6,557 square foot commercial component, topped by about 50,000 square feet of residential space, which will be divided between 64 units. That translates into an average dwelling size of about 800 square feet, and combined with the PTAC punctuations now appearing across the project’s exterior, rentals would seem very likely.

The site had previously been marketed as 215 Flatbush Avenue, and completion is likely within the next year.

Small scale structures give the neighborhood a sense of place and light.
